..?.? ' . <br />Road. Mr. Purper stated that one of the previous Fretter's signs could be seen from Lorain. Mr. <br />Dempsey pointed that one out. Mr. Gomersall doubted that a driver going east on Lorain Road <br />would be able to see any of these signs considering the traffic and other buildings. He wondered if <br />the sign that they are adding on the west was unnecessary, he had no problem with the one on the <br />south. Tlie developers maintained that tliey needed tliree signs on the triangle on the superstructure <br />over the entrance, and one on the east wall. It was noted that Fretter's had five signs but they could <br />live with four signs; and it was clarified that there would be three signs on the triangle and one on <br />the east wall; the owner would be willing to eliminate the wall sigu on the west end of the building. <br />Ms. Boyle stated that they were merely replacing the sigus that Fretter's originally had and she <br />noted that she fiequently had a problem locating Fretter's. The fifth sign will add approximately 20 <br />foot 9 uiches by 6 foot 10 inches high or 141.2 square feet, the same as the sign on the south. The <br />arclutectural review board had recommeuded only haviug the two wall signs and one over the <br />entrance. Mr. Klein believed that the signs on the superstructure were the most important. Mr. <br />Gomersall agreed somewhat that those signs would show at 3 different angles. It was determined <br />that with the fifth sign the total sign area variance would be 659.4 square feet. The developer agaiu <br />stated that they would eluninate the sign on the west wall. Ms. Boyle pointed out that the letters <br />will be smaller than what Fretter's had. <br />J. Maloney moved to approve the mutually agree upon request for Guitar Center, 26635 Brookpark <br />Rd. Ext. for a 442.4 square foot variance for excess signage area; to grant a variance for three (3) <br />more wall signs than permitted by code, wluch also exceeds the 75 square foot permitted for wall <br />signage. A height variances for four (4) wall signs, one for 4'0", one for 3'8" a.nd two for 2'10" <br />(4'0" is the maximum height allowed by code). Violation of Ord. 90-125, Sections 1163.11(b) and <br />1163.12 (a), seconded by W. Purper, and unanunously approved. 'Variances granted. <br />MOTION AMENDED 2/13/97 TO READ: J. Maloney moved to approve the mutually agree <br />upon request for Guitar Center, 26635 Brookpark Rd. Ext. for a 442.4 square foot variance for <br />excess signage area; to grant a variance for three (3) more wall signs than permitted by code, which <br />also exceeds the 75 square foot permitted for wall signage. A height variances for four (4) wall <br />signs, one for 4'0", one for 3'8" and two for 2'10" (4'0" is the maximum height allowed by code) <br />with the notation that this sign be exemted from Ord. 90-125 Section 1163.26 concerning the <br />amortization of non-conforming si us, seconded by W. Purper, and unanimously approved. <br />Variances granted. <br />10. Paletta's Auto Trim, 30514 Lorain Road <br />Request for variance (1123.12). Request 22 foot front setback variance for addition. Violation of <br />Ord. 90-125, Section 1139.07. Also request special permit to add to a non-conforming building. <br />Specialpermit required Ord. 90 125, Section 1165.02(1). <br />Note: Existing parking is non-conforming, new parking is shown as "Landbanked" in a conforming <br />area of the adjacent lot that is being combined. . <br />Chauman Gomersall called all interested parties before the board. The oath was administered to <br />Mr. Meyer, contractor, who explained the proposaL There was no objection to the request. <br />W. Purper motioned to grant the proposal of Paletta's Auto Trim, 30514 Lorain Road, their request <br />for a 22 foot front setback variance for addition. Violation of Ord. 90-125, Section 1139.07. Also <br />to a grant request for a special permit to add to a non-conforming building. Special permit required <br />Ord. 90-125, Section 1165.02(1), .Note: Existing parking is non-conforming, new parking is shown <br />as "Landbanked" in a conforming area of the adjacent lot that is being combined. The motion was <br />seconded by J. Maloney; and unanimously approved. Variance and special permit granted. <br />8
