, CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />NIINiJTES - SEPTEIVIBER 04, 1996 <br />Chairman Gomersall called the.meeting to order at 7:40 <br />Present: J. Maloney, W. Purper and R. Gomersall. •_ <br />Absent: T. Koberna and M.J. Boyle. <br />Also present: Law Director Gareau, Assistant Building Commissioner Rymarczyk and <br />Assistant Clerk of Commissions Cornish <br />W. Purper moved to approve the minutes ofAugust,8, 1996 as written, seconded by J. Maloney and <br />unanimously approved. <br />Chairman Gomersall advised that each case would be judged on the physical situation peculiar to itsel? <br />so that in no way is a judgment rendered considered to be a general policy judgment affecting properties <br />and like situations elsewhere. He further stated that only 3 members were present, and it would take <br />three affiumative votes to approve a request, so if any applicant wished to withdraw until the next <br />meetiug, he should do so at this time.. <br />1. Ronald Lis, 6223 Stafford Drive. <br />Request for variance (1123.12). Request an 18 square foot area variance to construct shed, which <br />exceeds 2% of the rear yard area. Violation of Ord. 90-125, Section 1135.02 (d-1). <br />Chairman Gomersall called all interested parties before the board. The oath was administered to <br />Mrs. Lis, who explained the exristing shed is 10 by 10, and the proposal is to increase the size to 10 <br />by 12 for a total of 120 square feet. This is 18 square feet more than 2% of the total rear yard area, <br />thus a variance is required. There was no further discussion. <br />J. Maloney moved to grant a variance to Ronald Lis, 6223 Stafford Drive, to construct a shed which <br />exceeds 2% of the rear yard area by 18 square feet. Violation of Ord. 90-125, Section 1135.02 (d- <br />1). The motion was seconded by W. Purper and unanimously approved. Variance granted. <br />2. Timothv iJlewicz, 26775 Butternut Rid e? Road <br />Request for variance (1123.12). Request the following variances to have second detached <br />accessory building on property: Request 183 square foot variance for area of shed which exceeds <br />the maximum 2% of rear yard allowed; request 640 square foot variance which exceeds the <br />maximum 200 square foot allowed for a shed; aud request 10 foot height variance. Violation of <br />Ord. 90-125, Section 1135.02 (D1) and (D3). Note: The existing attached garage has been <br />converted to a laundry room; there is no garage on property. Violation of Ord. 90-125, Section <br />1161.08 (A1). <br />Chairman Gomersall called all interested parties before the board. The oath was admiuistered to Mr. <br />LJlewicz. Chairman Gomersall asked why a second floor is needed on this garage. Mr. IJlewicz <br />noted that he intends to use the extra space for storage. The members did not believe this second <br />floor was necessary, and suggested eluninating the second floor and increasing the size of the first <br />floor. Mr. Gomersall explained that he could not approve this proposal unless the second floor is <br />eliiniuated_ Mr. Pwper felt the proposed garage is approxdmately the same square footage as the <br />existing house. The board members were concerned about what tlus garage might be turned iuto <br />down the road, as a new property owner, may convert this garage to living quarters. Tlie meinbers
