Mr. Ulewicz stated that he would like two floors <br />because the first floor would be 10 feet high allowing adequate storage for his kayak, inflatable boat, <br />canoe, motorcycle etc. The members did not have a problem with the 10 foot height, but would like <br />the second floor eliminated. Mr. Ulewicz asked if he could have a 6 or 7 foot pitch, above the 10 f <br />foot height, for storage. Assistant Building Commissioner Rymarczyk clarified that 12 feet is the ? <br />maximum height allowable by code. Mr. Purper asked Mr. Ulewiczif he is agreeable to a maximum ' <br />12 foot height with one floor. Mr. Ulewicz prefers 16 feet. Mr. Maloney asked if the members <br />would be agreeable to 20 by 24 feet with a 12 foot height eliminating the second floor. Mr. <br />Gomersall noted that 480 square feet is equivalent to a double car garage, but did not have a <br />problem with Mr. Maloney's suggestion. Mr. Purper stated he will accept Mr. Maloney's ' <br />suggestion, if the second floor is eliminated and the stairway removed. The members asked if Mr. <br />Ulewicz is agreeable to 20 by 24 with a 12 foot maximum height. The members wondered if the <br />garage ean be connected to the work area. Mr. Rymarczyk clarified connecting the two would be <br />acceptable. Mr. Maloney stated that the work building is 18 by 24 and if the new garage is modified <br />to 20 by 24 it would give an additional 3 feet for storage. The members do not want the two <br />buildings connected. Mr. LJlewicz stated he would rather not connect the buildings. Mr. Purper <br />clarified, by removing the staircase there will be a separation between the two buildings. Mr. <br />[Tlewicz would like to come up 14 or 16 feet above ground level. The members concurred that 16 <br />feet is unacceptable, but agreed to allow a 2 foot variance to allow the 14 foot height. Mr. <br />Rymarczyk explained increasing the height would also increase the variance for the square footage <br />by 72 feet. It was clarified this would exceed the maximum sguare footage allowable by 712 square <br />feet, however the height variance will be reduced to 2 feet. Mr. Gomersall asked if Mr. iJlewicz is <br />agreeable to the modifications. Mr. Ulewicz reiterated that this would allow a 20 by 24 storage <br />building with a 14 foot height and agreed to those modifications. Mr. 'Ulewicz asked if removing <br />the second floor would eliminate the requirement for a 3 foot footer. Mr. Rymarczyk <br />acknowledged that the building department will require a 3 foot footer. <br />Chairman Gomersall moved to graut the modified agreed upon variance for T. Ulewicz, 26775 <br />Butternut Ridge Road, to install a second detached accessory building on property. The granted <br />variances were modified as follows: A 255 square foot variance for area of shed which exceeds the <br />maximum 2% of rear yard allowed; a 712 square foot variance which exceeds the maximum 200 <br />square foot allowed for a shed; and 2 foot height variance. Violation of Ord. 90-125, Section <br />1135.02 (D1) and (D3). Note: The existing attached garage has been converted to a laundry room; <br />there is no garage on property. Violation of Ord. 90-125, Section 1161.08 (A1). The motiou was <br />seconded by J. Maloney and unanimously approved. 'Agreed upon modified variances granted. <br />3. R F. Violation of Ord. 90-,125, Section 1135.08 (a)'and (b-2). Note: Rear line is not parallel with <br />street, thus the average depth method was used for this calculation. <br />Chairman Gomersall called all interested parties before the board. The oath was adininistered to Mr. <br />DiFranco and Mr. Zielinski. The board had no problem with the proposal.' <br />W. Purper moved to grant RF.
