The oath was administered to Mr. <br />Mongello and Ms. Kopko. Mr. Mongello e}cplained, some of the parldng has been elimiuated to <br />include a circular driveway in the front of the building, as planning commission had requested. Mr. <br />Gomersall suggested removal of some of the parldng on the eastern portion of the property. Ms. <br />Boyle asked if this is for a retail use. Mr. Mongello clarified they are aiming for office use only and <br />are hoping for one tenant. Ms. Kopko elaborated they were in negotiations with NiRT, but so far <br />were unable to come to an agreement. She believed the parldng is necessary and noted there will be <br />two drives on Lorain Road to control the traffic. Ms. Boyle agreed the parking was a necessity. Mr. <br />Gomersall elaborated, he would like a portion of the parldng removed to include more green space. <br />It was clarified the parldng spaces are nine feet wide and the temporary loading zone is for UPS <br />deliveries and the like. Mr. Mongello did not anticipate having trucks there for an extended period of <br />time. The members came to the consensus that no changes are necessary, as they believed this is <br />definitely an improvement. <br />T. Koberna moved to grant Mongello and Associates, located at 25128 Lorain Road (the former fire <br />station), variances for the following: a 7 foot, 4 inch variance to have two (2) parking spaces in front <br />setback; a 7 foot side yard variance for parking; a front setback variance to have "U" shaped drive; a <br />variance to keep existing stone driveway; a variance to have three (3) parldng spaces which obstruct <br />loading zone; and a variance for three (3) parldng areas with less than a 22 foot wide aisle. <br />Violation of Ord. 90-125, Sections 1139.07; 1161.11(a); 1161.13(a) and table_ The motion was <br />seconded by W. Purper and unanimously approved. <br />3. Jack Boss, 5495 Barton Rd. <br />Request for variance (1123.12). Request special permit to add to a non-conformiug dwelling (rear <br />setback). Special permit requ.ired 1123.11. Also, request 210 square foot variance to construct <br />attached garage (existing garage to be converted to a family room). Violation of Ord. 90-125, <br />Section 1135.02(c)(3). <br />Chairmau Gomersall called all interested parties before the board. The oath was admiuistered to Mr. <br />Boss. The members did not have a problem granting these variances. <br />W. Purper moved to grant Jack Boss, 5495 Barton Rd., a special permit to add to a non-conforming <br />dwelling (rear setback). Special permit required 1123.11. Also, grant a 210 square foot variance to <br />construct attached garage (existing garage to be converted to a family room). Violation of Ord. 90- <br />125, Section 1135.02(c)(3). The motion was seconded by M. Boyle and unanimously approved. <br />Variances and special permit granted. <br />2
