calls for today. Mr. Dunlap explained that many of the lots on Decker Road are 40 foot aud he has built <br />homes on other 40 foot lots. Mr. Britton and Mrs. Tolowitzki looked at the plans. Mr. Duulap advised <br />that both homes had the same floor plan, but there were two variations of the elevations. Mrs. <br />Tolowitzki was concerned about the 2 foot variance for total side yards. It was clarified that it would <br />have 13 feet between these two houses. She objected to having the garage in the front yard and stated <br />that a house on I'orter that was all garage was ugly. Mr. Duulap responded that this was the smallest <br />two car garage he could build, and he could not sell a 1.5 car garage. The front setbacks will be <br />staggered. Mr. Dunlap stated that he could put the house on the lot sideways or could build a house <br />with a detached garage but either would be hard to sell. Mrs. Tolowitzki noted that he was asking for 3 <br />variances, and wondered why such standards were set up when people wanted them changed. Mr. <br />Dunlap responded that if he did not get the variances, he could not build a house that had much appeal. <br />Mr. Britton wondered if this would devalue their property. Mr. Kazak stated that new homes would <br />increase property values. When she bought her house, Mrs. Tolowitzki was told that only one house <br />could be built on that lot. She objected to having a garage in front and stated that when you drive by, <br />you would only see garages there would only be 9 feet of house in the front. It was determined that <br />there would not be enough room to put the garage on the side. She would not object if it had a detached <br />garage. Since this lot is lower than hers, she was advised that the Engineering Department would make <br />him raise the grade and put in yard drains. Mrs. Tolowitzki was also concerned about the trees, since <br />one of them had fallen ou her house and also thought she that she would have to put up a fence. Mr. <br />Duulap responded that many of the trees are not in good shape and would have to be removed, but he <br />would like to keep the ones in the back. gie believed that if he built a house with a detached garage, it <br />would take away from the back yard. He further advised that he would use two separate elevations so <br />the houses would look different, and he stated that he had tried to put two windows on either side of <br />the peak, but it looked liked two eyes. He noted that cluster housing was put on similar size lots, and <br />the material he used would make them appealing. He also staggered the front set backs to conform ta <br />the other houses. Mrs. Tolowitzki believed that he was making all his points for the people who would <br />buy the house, but was not concerned about the people who live on the street. She is concerned about <br />selling her house. D. Spoerke moved to approve building houses on two 40 foot lots, S/L 401 and 402 <br />Decker Road, for Curt Dunlap. The motion was seconded by J. Kazak, and unauunously approved. <br />Mrs. Tolowitzki asked if there was any way that they could make the garage face one another. Mr. <br />Dunlap stated that he could not. Regarding the trees, Mr. Kazak asked if Mrs. Tolowitzki wanted him <br />to remove the tree that had caused problems. She clid not respond, but asked the builder if the two <br />garages could be next to one another so that the drives would be side by side. Mr. Dunlap believed tlus <br />would look like I-480 and since it would be all concrete. - He had studied the plans extensively, and had <br />come up with the best plan. Mr. Kazak believed that Mrs. Tolowitzki might have more privacy, since -- <br />the garage is in the front. She suggested that it would be better to have a lower looking house next to <br />her house, since the houses on the other side of the lots are higher than hers and Mr. Brittou's. Mr. <br />Dunlap explained the advantages of having these lots developed because it would be more secure. Mrs. <br />Tolowitzki stated -she had been attacked by someone who hid on the lot, and she did not mind having a <br />house there, she was concemed about her privacy and resale value ofher house. <br />V.
