Both proposed sublots conform to `B' Single-Family Residence requirements <br />for fi ontage and area. <br />Irene Ham, Realtor presented the proposal. Also in attendance were M'r. and Mrs. Steve, the property <br />owners. Mrs. Ham eacplained parce1233-07-06, will be split off approximately 250 feet back from <br />Barton Road. The northern portion this proposed lot split will be adjoined to parce1233-07-10 to form <br />the proposed parcel `B'. The remaining southernmost portion of 233-07-06 is to be combine.d with the <br />abutting parce1233-07-09, thereby creating the proposed parcel `A'. Mr. Brennan questioned what the <br />zoning is on parce1233-07-09. Mrs. Ham noted the zonage lines are shown on the plat and tlus is a <br />split zoued lot. She explained the northernmost is single family; the middle multi family; and the <br />southernmost Limited Industry - Industrial Park. The members noted the proposal comes around the <br />Taliffproperty. The Steves' plan on selling the parcel with the existing house. Mrs. Ham did not <br />believe the Steves' plan on selling parce1233-07-09 at this point. It was noted there is no home on <br />parce1233-07-09, which abuts Barton Woods Condominiums. The meinbers discussed the proposal <br />among themselves. Mr. Tallon asked if there is ten feet from the garage to the property line, as this is a <br />zoning requirement: Mrs. Ham was unsure if there is ten feet, and the Steves' agreed to move the line <br />to insure there is ten feet between the garage and.the proposed split. The members had no further <br />questions. Mr. Tallou asked if any members from the audience had questions. Mr. Palos, who lives <br />across the street from the property involved, wondered if the single family residents zoning can be <br />changed to multi-family. Mr. Tallon clarified auyone can ask for rezoning, but that does not mean it will <br />get approval from the city. He noted that there is actually three uses on the property. There were no <br />further questions. <br />R. Tallon motioned to approve the Steve Lot Split and Consolidation Plat. The proposal is to split <br />permanent parcel number 233-07-06 into a smaller lot with an existing house and garage and to join the <br />southerly or rear portion of the lot to the abutting parcel (P.P. No. 233-07-09 or Parcel `A"). The larger <br />portion of P.P. No. 233-07-06 with the existing house and garage is to be joined with the abutting <br />landlocked parcel (P.P. No. 233-07-10) to form Parcel `B'. Location is the south side of Barton Road <br />between the westerly corporation line and Bradley Road. Zoning for Parcel `A' is mostly multiple <br />Residence with approximately the front 200 feet of the parcel zoned `B' Single-Family Residence. <br />Zoning for parcel `B' is `B' Single-Family Residence for the front half and multiple residence of the rear <br />half. The rear lot line of parcel `B' shall be positioned so that the existing garage has the proper <br />setback. The motion was seconded by T. Brennau aud unanimously approved. <br />V. COMMIJNICATIONS: <br />1) The members discussed the fence along Burns Road, abutting the school property, and buffering the <br />neighbors from the bus garage. Mr. Tallon explained that the last plan presented did not include the <br />Reynolds parcel number, therefore Mr. Frick believes he is not required to install the fence on that <br />parcel. It was noted that nobody noticed the missing parcel at the time the plan was approved. Mr. <br />Tallon noted the intention of installing the fence was to enclose the entire area. Mr. Koeth believed that <br />plauning commission should make the recommendation that Mr. Frick or the School Board pay the <br />Reynolds, in good faith, the $318.00. Mr: Tallon added the full intent of the fence was to include tlus <br />, parcel. Mr. Tallon agreed to draft a letter advising Mr. Frick and possibly the superintendent of the <br />commission's recommendation. Mr. Herbster added, a copy of this letter should also be forwarded to <br />the school board. Assistant Building Commissioner Rymarczyk was unsure a permit was issued for tlus
