Mr. Tallon verified <br />the motion is to continue the proposal till the next meeting when the concems are addressed. He asked <br />the clerk to put this on the next agenda. The motion was seconded by T. Brennan and unaviinously <br />approved. This proposal will return to planniug couunission January28, 1997. <br />4) H'igh-Tech Pools, 31333 Industrial Parkway <br />Revised proposal to redesign west (side) wall and complete construction in two phases. <br />Original proposal approved by planning commission March 12, 1996. <br />Mr. Hammerschmidt explained the proposal. Mr. Tallon wondered when phase II will be started. Mr. <br />Hammerschmidt advised, he would like to complete both phases as soon as possible, but could not <br />coufuin any dates. Mr. Brennan was concerned that phase II may not be constructed in a reasonable <br />amount of time, thereby creating a steel building. Mr. Hammerschmidt explained originally the plan was <br />to complete the proposal in one phase. The top portion ofthe building was to be the steel siding and <br />the bottom portion the split faced brick. Mr. Hammerschmidt stated, due to financial restraints, he is <br />now asking to complete construction in two phases. The common wall, between the two phases, is now <br />proposed to be coustructed eutirely out of the steel material. Mrs. O'Rourke noted it appears the <br />money is being saved in the masonry work. Mr. Hammerschmidt responded, eventually tliey will need <br />the masoiuy, as code requires a fire wall and this is just a matter of installing it in phase I or phase II. <br />Mr. Tallon acknowledged, when the proposal was originally presented, it was for a one phase <br />development. Mr. Hammerschmidt advised a letter has been forwarded to the commission that includes <br />a list of the proposed changes and reasons for the changes. The members reviewed the letter and the <br />revised plan. The possibility of including a fire wall in phase I was discussed, however neither party <br />agreed on the details. The members reviewed the landscape architect plan. Mr. Hammerschmidt was <br />willing to temporarily include additional landscaping, until the construction of phase II has begun. Mr. <br />Tallon was concerned because there are no guarantees that phase II will ever be completed. Mr. <br />Hammerschmidt advised, he had every intention of completing phase U. W. Tallon wondered why they <br />would install additional landscaping that would just be removed in a short period of time. Mr. <br />Hammerschmidt responded, the temporary landscaping is an attempt to make the proposal more <br />acceptable. He believed the only change is to the common wa1L Mr. Brennan disagreed and noted the <br />commission already approved an entire development. The members had no further questions. Mr. <br />Tallon asked if any members from the audience had questions; no one came forward. <br />R. Tallon made the motion on High Tech pools, 31333 Industrial Parkway, a revised proposal to I <br />redesign west (side) wall and complete construction in two phases. The motion was to recommend the <br />following: allowing construction of this development in two phases; the revised proposal to redesign <br />the west wall be denied; and the west wall should be constructed out ofthe split faced brick as originally• <br />presented. The motion was seconded by A. Manning and unanimously approved. . <br />N. No. 233-07-09 <br />or Parcel `A"). The larger portion of P.P. No. 233-07-06 with the existing house and garage is to be <br />joined with the abutting landlocked parcel (P.P.
