. ? <br />Proposal to construct two additions and renovate exterior of building. <br />Referral to board of zoning appeals required for special permit. <br />Mr. Matakovich, architect, preseuted plans for two minor additions to the rear of the building and the <br />exterior renovation of the front of tlie buildings. These plaus have been modified from what was <br />presented previously (during the Saturn presentation) since they now meet the Toyota Image, USA <br />Design Standards. The exterior material will be Dryvit, as proposed before. Mr. Frye, operating partner <br />in the dealership, advised that these additions are not decreasing parking,,they are actually in dead areas <br />between previously constructed additions. The additions will expand their parts department somewhat <br />and expand their collision repair facility. The parts department will be 16 by 45 foot and the collision <br />area will be 22 by 72 feet. There will be a complete renovation to the front of the building, new glass, <br />new doors, and it will mirror the Saturn building that was done several months ago. The colors will be <br />similar. There will be new signs with illuminated letters, but the Building Department has uot seen the <br />sign proposal, so they have not calculated if the sigus meet code. Chairman Tallon asked if they would <br />soften the red colors so it is not so bright and use a flat paint instead of a gloss. Mr. Herbster questioned <br />if the used car lot to the east was 75 foot back and wondered if it did not have to conform to code since <br />the existing building is being modified. The developers stated that the landscaping, display pods, and <br />parking area were approved with the approval of the Saturn Building. Chainnau Tallon agreed that this <br />was all done before. He also asked that the signs should conform when the signage plan is presented. <br />Dtuiug the framing of the motion, it was clarified that this could go to architectural review board on <br />April 16th, and board of zoning appeals on May lst and did not have to return to planniug commission. <br />R. Tallon moved to refer the Swinyside Toyota, 26980 Lorain Road, proposal to construct two <br />additions and renovate exterior of building to the board of zoning appeals for a special permit and <br />recommend that the special permit be given based on the plans that have been presented, and with the <br />condition that the red sign be muted and the red paint will be a dull or matte finish, and that the signage <br />must conform to the Zoning Code. The motion was seconded by T. Brennan, and unanimously <br />approved. <br />R Tallon moved to approve the Toyota with the stipulations that the red sign be muted; the red paint <br />will be a dull or matte finish, and that the signage must conform to the Zoning Code, and to forward to <br />the architectural review board, after which it could go to the board of zoning appeals. The motion was <br />seconded by T. Brennan, and unaniinously approved. <br />4) Metro Park Builders Office Retail Buildings, 24319-24345 Lorain Road. (formerly VFW and Aquarium <br />properties). <br />Proposal to construct two buildings in two phases. Refenal to board of zoning appeals may be requ.ired. . <br />Mr. Potz, builder, presented the plans and pictures of the surrounding properties. He explained that <br />they may be doing phase 2 first (the building in the rear), in order to keep the VFW in operation. <br />Assistant Building Commissioner Rymarczyk advised that several variances would be needed: only one <br />drive is shown, but planning commission could allow a single drive; continuous concrete curbs are <br />required around the parking lot; the drive is not at a 90 degree angle to Lorain Road; and the load.ing <br />zone is blocking parking spaces. However, all. of these variances could be eliminated if the plans are <br />redrawn to conform. The members questioned the proximity of the VFW bar to the schooL Mr. Pot2 <br />stated that the school was way on the other side of the property. A resident in the audience, who wa., <br />present for another issue, advised that she had an aerial view that included this property. Mr. Herbster . <br />6
