He noted the signage detail will be submitted at a later date. Mr. <br />Koeth questioned the hours of operation. Mr. Strelau estimated 9:00 A.M. to 10:00 P.M. There <br />is approximately 8 feet from the ground to the bottom of the windows and the glass is transparent. <br />Mr. Conway advised in order to sell liquor the building must be 500 feet from the school which <br />may cause a problem. Mr. Strelau did not believe liquor would be sold. Mrs. O'Rourke noted the <br />Rite Aid across the street sells alcohol, Mr. Strelau advised the new stores have a completely <br />different product line, which he did not believe included the sale of alcoholic beverages. The <br />members had no further questions and Mr. Manning invited the auclience members to come <br />forward one at a time with any questions or comments. Mr. Tolt, a resident on Quail Run, advised <br />his property is west of the proposaL He wondered what effect this would have on Qua.il Run <br />properties and asked why it is necessary for Rite Aid to move across the street. It was noted that <br />the proposed Rite Aid is on the properiy immediately east of Kacirek's Funeral home. Mr. Tolt <br />wondered if this would front on Lorain and questioned the distance between adjacent properties. <br />He had concerns about traffic coming through all hours of the night and believed the entire <br />neighborhood would be lit up at night. Mr. Manning advised there will be zero tolerance at the lot <br />lines, as this is a requirement. After some discussion it was determined the residents on Quail Run <br />were notified in error, as they do not abut the proposal. A couple people from the audience came <br />forward to view the architectural plans. Mr. Boss, owner of the neighboring office, wondered if <br />the dumpster can be moved so that it does not disturb his office development. Mrs. O'Rourke <br />advised there are three austrian pines along the east side of the dumpster. Mr. Boss did not believe <br />pine trees are the answer as garbage trucks make a lot of noise. Mr. Manning wondered if <br />something can be worked out so that botli properties have their garbage picked up around the <br />same time. Mr. Boss was concerned about losing a tenant because of the noise. Mrs. O'Rourke <br />wondered if this can be moved to the west corner. Mr. Brennan did not believe this was a good <br />idea, because there may some day be an entrance on to Crocker. Mr. Boss believed austrian pines <br />grow too large and he was concerned about security. Mr. Brennan noted it takes approximately <br />10 minutes to pick up the garbage and he wondered how this would be that much of an <br />inconvenience. Mr. Boss advised this is not an inconvenience for him personally, but he is <br />concerned about losing a tenant. Mr. Strelau was willing to arrange for trash pick up at a time <br />most convenient for Mr. Boss. Mr. Boss believed this can be worked out, but still had a problem <br />with the austrian pines. Mr. Manuiug advised this discussion will be forwarded to architectural <br />review board, and they can address the landscaping and possibly make alternative suggestions. <br />Mr. Herbster suggested moving the dumpster to the west side of the loading zone. Mr. Koeth <br />noted the door then would be facing I{acirek's funeral home. Mr. Boss believed some mounding <br />on the property line would be appropriate but would like something other than austria.n pines. <br />There was no further discussion. <br />T. Brennan motioned to refer Rite Aid, 28974-29016 Lorain Road, a proposal to demolish existing <br />structure and construct a new single story retail building to the architectural review board with the <br />following conditions the awning will have a matte fuush and be non-illu.minated; the wall packs on <br />the exterior of the bu.ilding are to be 150 wattage; the comments about the austrian pines should be <br />forwarded; mounding should be considered along the eastern properry line. Mr. Brennan clarified <br />the following items should be provided at the next plauuing commission meeting: signage <br />specifications; the location and screening of roof top u.nits; and alcohol sales specifications. The <br />clerk advised architectural review board will discuss this proposal on June 18, 1997 and there will <br />be no further notification. The motion was seconded by A.
