<br />wondered how he could redesign the drive entrance to meet code. The building commissioner <br />advised the drive must be 90 degrees to Lorain Road and no wider than 24 feet. Mr. Stoyanov <br />agreed to amend the drawings to meet this standard and stated the signage will not be included <br />with this submission. Mr. Conway wondered if the parking can be modified to conformity. Mr. <br />Stoyanov agreed to include landbanked parking in his next submission. Mr. Mauning invited the <br />audience members to come forward one at a time with any questions or comments. Mr. Bruehler, <br />a Root Road resident that abuts a portion of the property, wondered if there would be any <br />construction north of the fence line. He wondered if the rear portion of the lot is being re-zoned to <br />residentiaL Mr. Conway advised this is already zoned partially residentiaL He clarified the <br />commercial property extends 500 feet back from the centerline of Lorain Road, and the remaining <br />land is residential. Mr. Bruehler was told the zoning is not being changed, the lots are only being <br />combined. He had no further comments. <br />A. Manniug moved to refer Ganley Westside Imports, 25600 Lorain Road, a proposal to construct <br />building addition with site improvements, landscaping and building renovations, to the board of <br />zoning appeals with the recommendation that the variances for adding to a non-conforming <br />building and the display cases as recommended. The new car vehicle display at the east side of the <br />building is to be moved fiuther east to the corner eliminating the three parked cars adding to the <br />green area. The drive access is to conform with the 90 degree requirement and the landbanking <br />will come back. The signage is to be submitted at a later date. Mr. Conway wondered if the <br />drawings can be amended for the board of zoning appeals. The clerk advised the plans must be <br />submitted by May 29, 1997. Mr. Conway noted if the plans cannot be provided by May 29, <br />revised plans could be submitted at the meeting. He asked Chairman Manning to mark up a copy <br />of the plans outlining the commissions suggestions. The motion was seconded by R. Koeth and <br />unanimously approved. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Ganlev Real Estate Co. Consolidation Plat. <br />The proposal is to combine permanent parcel nu.mbers 232-34-012, 013, 014, and 015, the site of <br />Ganley Westside Itnports (this agenda, above) into one (1) parceL. Location is the north side of <br />Lorain Road between Ranchview Avenue and Root Road. Zoning is split: Retail Business, <br />General for 500 feet adjacent to the centerline of Lorain Road and B-Residence, single at the north <br />portion of the site. The proposal conforms to zoning code requirements for parcel area and <br />frontage. <br />Mr. Blissie, general manager, wondered if he should be concerned about combining the lots. Mr. <br />Manning did not believe there was a disadvantage to consolidating the lots. He advised the <br />northern portion of the property is zoned residential, which cannot be changed. Mr. Blissie <br />wondered if this would impose a problem if a portion of the lot was sold. Mr. Manning advised <br />the proposal was brought before the commission. City Engineer Deichmann explained the <br />engineering department normally recommends consolidation when there are improvements to <br />multiple parcels. By doing this, the planning commission would also have to approve a lot split, if <br />the developer decided to sell off a portion of the properiy. - <br />A. Manning motioned to accept the proposal of Ganley Real Estate Co., 25600 Lorain Road, to <br />combine permanent parcel numbers 232-34-012, 013, 014, and 015, the site of Ganley Westside <br />7
