Mr. <br />Strelau advised the material will be doubled up so that the light only shines through the Rite Aid letters. <br />The members would like a matte finish on the awnings. Mr. Tallon questioned if the lights would be <br />mounted underneath the awning. Mr. Strelau confuYned there would be lights mounted undemeath the <br />awning, but, as stated previously, the light will not shine through. It was noted the Rite Aid letters, on <br />the awniug will be illu.minated. Mr. Tallon questioned what type of lighting will be mounted under the <br />awning. Mr. Strelau advised there will be rows of florescent fixtures on the backside of the awning. <br />Since only the letters are to be illu.miuated, Mr. Tallon advised the lights are only needed under the <br />letters. Mr. Brennan suggested boxring in the light. 1VIr. Tallon elaborated the lights should be boxed in <br />around the lettering. Mr. Strelau agreed to this suggestion. Mr. Conway advised there are a couple of <br />places in the city where this worked fine. Mr. Tallon confirmed the commission is requesting that a box <br />be created on the backside of the letters, and that is where the light can fall. Mr. Strelau agreed to this <br />request. Mr. Tallon requested that the light poles lowered so they are not above the building. W. <br />Manuing questioned if there are any samples of this style bu.ilding. Mr. Andrzejewski, marketing <br />president, advised this is a new prototype. Mr. Tallon questioned the hours of operation. Mr. Strelau <br />confirmed the store hours are currently 9 A.M. to 9 P.M. Monday-Saturday and 9 A.M. to 5 P.M. on <br />Sunday, however based on a demographic evaluation currently underway by Rite Aid, the store hours <br />may be modified +/- hour each way. He advised a response to some of the questions raised at the last <br />planning commission meeting had been submittedtonight. The members read through these responses. <br />Mr. Herbster noted it appears a variance will be sought for alcohol sales. Mr. Strelau advised they <br />would be filing for this variance within a couple months and noted signage variances may also be needed. <br />Mr. Herbster questioned if the roof top units can be shielded in a manuer to prevent the schools from <br />being disturbed by the noise. He noted during the summer there is no air conditioning in the school <br />buildings, and the sound of the roof top units can get awful loud. Mr. Strelau wondered if this should be <br />an issue considering the amount of education during the su.mmer months. Mr. Conway noted some of <br />the equipment is pretty quiet today. He asked if the equipment would be less than 50 decibels at the lot <br />line. Mr. Tallon questioned the height of the parapets. Mr. Strelau advised they are 18 foot at the low <br />point and 24 foot at the high point. He clarified the roof will range between one and two feet below the <br />top of the parapet. Mr. Brennan did not believe it made a whole lot of sense to put the dumpster in the <br />front of the building. Mr. Strelau agreed to push the dumpster back behind the building if requested but <br />advised if Crocker/Stearns is extended the developer may choose to expand the building and relocate the <br />dumpster. He explained the intent for moving it was to place the dumpster further away from Mr. <br />Bosses' property. Mr. Tallon advised that a curb cut on the proposed Crocker/Stearns extension may <br />not be permissible as it will in all probability be fou.r lane limited access road. Mr. Koeth wondered if the <br />garbage truck would have a problem getting to the dumpster if it is moved to the rear of the building. <br />Mr. Strelau did not foresee a problem and agreed to tuck the dumpster behind the bu.ilding. Mr. Koeth <br />suggested placing the dumpster in the back of the building at an angle so the truck will have easy access. <br />Mr. Tallon noted there is no load.ing dock. Mr. Conway advised there is only 10% storage in this <br />bu.ilding. The signage will be submitted at a later date, and per architectural review board's <br />recommendations the added verbiage below Rite Aid sign will be removed. Mr. Tallon opened the <br />discussion up to the audience and no interest was expressed. <br />R Tallon motioned to accept the Rite Aid proposal located at 28974-29016 Lorain Road, a proposal to <br />demolish existing structure and construct a new single family retail building with the following requests: <br />that the signage be within the limits of the code; the lighting poles are to be reduced 18 feet, 8 inches or <br />the top of the lowest part of the bu.ild.ing; the city forester is to be contacted for approval of any removal <br />of trees and any additional planing of trees that may be necessary to be done on tlie lot as far as the <br />landscaping is concemed; the pink dogwood is to be saved; tlie dumpster is to be moved to the rear of <br />the building in the vicinity of the north east corner of the bu.ilding; the HVAC units are to.be such that <br />2
