- ?. . . <br />Mr. J. Vance of Cablevision and Mr. I?'inds, architect, explained the plans for the new distribution hub <br />and cable store at 24910 Lorain Road. The distribution hub will provide expanded cable services to <br />North Olmsted residents. The conditions on the site do not allow them to run the conduit from the <br />existing power pole, so they are asking to add a new power pole to be placed further back on the site <br />and in line with the existing pole which will allow them to run the lines underground to the this pole, <br />and then out to the existing pole. The plan did not show the existing pole. Mr. Tallon asked if they have <br />a site plan showing both poles. Mr. Vance explained where the existing pole was located on Lorain <br />Road (this was not audible). The Illuminating Company denied a connection to u.nderground wires to <br />their pole, but would approve an aerial connection from a new pole to their pole. He clarified that they <br />would bring the underground wire to the new pole and then across to the existing pole. There is a house <br />next door, but it is a business, and they explained it to the owner who did not seem to have a problem. <br />The plan they show now is the most cost effective and efficient. This would be a standard telephone <br />pole, about 21 foot, 6 inches high and would be made of pressure treated cedar. The owner of the plaza <br />has given permission for the pole. Assistant City Engineer McDermott advised that the Engineering <br />Department is going to request some horizontal controls so they know where it is located since there <br />are utilities in the area. He clarified that they need this information on referenced plans, it would not be <br />sufficient to just notify Ohio Utilities Protection Services before digging is started. Mr. Tallon asked <br />that the developers rehun on January 13th, with a site plan showing where the poles are located, also a <br />section of the pole showing what type of pole, the height, where the cables are attached, a picture of the <br />underground, and a referencing of undergrou.nd utilities, and the location of the house next door. He <br />would also like to see the letter of refusal from the Illuminating Company disallowing them to go onto <br />the pole. Also a letter from the owner giving the permission to put the pole in. Mr. Tallon also <br />requested that they present a bond to cover removal of the pole in case they vacate the property. <br />R. Tallon moved to table the Cablevision, 24910 Lorain Road, proposal until the January 13, 1998 <br />meeting, seconded by A. Mauving, and unanimously approved. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) C. & C. Realtv Rezoning Request <br />The proposal is to rezone permanent parcel nos. 232-10-23, 232-10-24, and 232-10-25 from the <br />existing `B" Residence, Single zone to Retail Business, General zone. Location is the east side of <br />Dewey Road and north abutting State Farm Insurance Company (27788 Lorain Road), with current <br />frontage on Dewey Road. <br />Mr. Struiau, architect, presented the plans for rezoning and clarified that parcels 43, 59 and 60 shown <br />on the plan are not under this current ownership. He stated that he had presented a plan in 7une of 1996 <br />when the parcels were under a different ownership, he wanted to clarify that the proposal is different <br />than what was proposed then. This is for a ppoposed auto dealership and they have presented <br />conceptual plans for a proposed dealership, with the current office bu.ilding at Dewey and Lorain Roads <br />being expanded for a car showroom and office space. He noted that currently there is an uniinproved <br />d.riveway off Dewey Road which they would eliminate and would install a 20 foot landscape buffer <br />along the properties that are to be rezoned. The curb cut that allows access to the office build.ing and <br />the curb cuts on Lorain Road would remain. The dealership is a Lorain Road business that would be <br />bu.ffered by a continuos landscaping. This property is wiimproved right now, and this would <br />differentiate the residential from the retail zones. Mr. Brennan stated this is just a rezoning issue, but he <br />is thinlang about a automobile dealership with overhead speakers on poles, blaring, pole mounted <br />lighting fixtures on all night, and believed that there was no amount of buffering that could shield the <br />residents.
