<br />Shell Station property, it would give them more frontage on Lorain Road and would take the building <br />away from the apartment building, and still give access on the west side. The developers believed it <br />would not fit and still have the required setback and access around the building. Mr. Beta did not <br />believe it would work. He thought that there would be a problem getting trucks out because they could <br />not get out, but they will take a look at it. Mr. Tallon believed if that was the case, they should use <br />smaller trucks. The residents were asked to comment. Ms. Smith stated that her home was directly <br />opposite the driveway where Goodwill is located and she had been living with Goodwill's mess for a <br />long time. She suggested that the back driveway be closed off because of traffic congestion and poor <br />visibility due to a curve. People in her area can only turn south of the their drives. She did not think <br />this would be an advantage to their neighborhood. Ms. Bowman, who also lives across from the rear <br />drive, agreed with Mrs. Smith regarding the traffic hazards. She noted that there was no consideration <br />given to landscaping on the Clague Road side, only landscaping adjacent to the apartments. She was <br />also concemed about the problems of demolishing one building and constructing another one. She too <br />mentioned the poor visibility and the nu.mber of accidents and near misses in the area. Mr. Maynard <br />spoke again, and agreed that cars would cut through from Clague to Lorain. He is concerned about the <br />compactor and the dumpster which would be seen from the second floor apartments since the <br />landscaping would not screen the higher floors. He, too, would like the building relocated. He stated <br />that they have been picking up rubbish from this development for twenty years. If this store is open for <br />24 hours the way others are, they will have a problem because they are only 50 feet away. Mr. Manniug <br />pointed out that Clague Road was not a truck route and wondered how the trucks were going to access <br />the building and he also stated that semi's could not make the turn at Lorain and Clague without <br />blocking trafiic. He also stated that traffic on Clague was backed up almost all day long and it would be <br />unsafe to try to turn onto the property. Mr. Petros stated that they would consider reconfiguring the <br />location of the building. This is a retail site and it needs redevelopment. He is not sure that everytlung <br />can be resolved, but they will try to come back with a more satisfactory plan. Since Clague is a no truck <br />zone, they will have to get deliveries off Lorain Road. They will need entrances off both Lorain and <br />Clague, but there is nothing that they can do about the traffic that is on Clague Road. They cannot do <br />much about the view from the second and third floor apartments, it is bad now and it will be bad forever <br />because it is next to a commercial property. They can remove the compactor and will try to improve the <br />situation with landscaping and buffering of the lighting. Building Commissioner Conway suggested that <br />the developers talk with the City Traffic Engineer Crriffith. Chairman Tallon asked to see a drawing <br />showing the existing buildings superimposed om this plan, also a plan showing where the houses are on <br />the opposite side of Clague Road, and aLso where the apartment building is located. Mr. Petros advised <br />a neighbor, speaking from the audience, that they had no idea what new business would go into the new <br />buildings that will be built in the future. He does not think they can change the general location of the <br />building, but he will try. He will return with a decent truck route, and eliminate the compactor. If <br />repositioning the building is not possible they will try to remove as many of the negative factors as <br />possible, but he noted that they do meet all codes. <br />R. Tallon moved to table The C.V.S. Pharmacy, 23359 Lorain Road, proposal to construct pharmacy <br />in front of existing Goodwill and Hobby's, Etc. units, until January 13th. The motion was seconded by <br />T.
