OLD BUSINESS: (Continued from above). 2) Mongello OfficelRetail Building,
Revision to plans approved by planning commission on October 8, 1996 and reviewed by architectural
review board on October 16, 1996. .
Mr. Mongello and Ms. Keinp-Kopco, architects, presented plans. Ms. Kemp-Kopco presented revised
plans aud explained that they now have a prospective teuant for the front unit, so this plan reflects what
they require. It was clarified that one tenant will be taking the entire fire station and will be doing the
work on the interior of the unit. As owuers, they will be installing the windows across the front;
removing the circular drive; the face brick will match the existing; and the brick on the side will be
wrapped around as discussed previously; there will now be a canopy in front; and there will be a flat
area on the roof where the condensers will be located. Mr. Liggett questioned if the brick would go
between the windows, and wondered how the brick would wrap arou.nd the corner. Mr. Mongello did
not uuderstand that this is what the board wanted. Mr. Liggett'explained he wanted the brick brought
all the way to the comer on the east end, around the stairwell projection, and return it to the addition
until it meets office number one exterior wall. The other side by the condensing units can be either
brick or vinyl. The members studied the landscape site plan. The architects explained that the tenant
does not want any tall trees or shrubs to obscure the front of the building.- Mr. Mongello noted that
they have saved several trees on the site. He stated that they have lost two tenants because of circular
drive, and because one access drive was omitted. Mr. Zergott studied the landscape -plan. Mr.
Mongello believed that the tenant will be submitting a more elaborate landscape plan when they submit
their ground sign. Mr. Zergott believed that there should be more landscaping in front of the brick
walls on either side of the windows instead of just one foot high plants. Mr. Mongello thought that this
would be acceptable to the tenant
T. Gallagher moved to approve the Mongello Offce/Retail Building, revised plans with the condition
that the brick be brought all the way to the corner on the east end, around the stairwell projection, and
return it to the addition until it meets office number one on exterior wall; the west side can be either
vinyl or brick; and that there should be additional landscaping in front of the blank masonry walls and
a landscaping plan must be presented later for approvaL The motion was seconded by B. Zergott, and
unanimously approved.
Mr. Mongello asked Mr. Zergott about taking out the concrete since he has been told that if they do,
a large tree in the area will die. Mr. Zergott suggested that he talk with Dave Wendell, the city
forester.
3) Hollywood Video, 4692-4678 Great Northern Blvd.
Review of samples of materials (to be submitted by Building Department).
Revised proposal was presented to planning commission January 14, 1997.
Mr. I{lein, architect, explained that the planning commission had asked that the architectural review
board to look at the colors to determine specifically how the blue on the facade would relate to the
green on the Rini's build.ing. Bu.ild.ing Commissioner Conway submitted the color board with the actual
color samples to be used and a colored rendering of the store front. Mr. Klein had a sample of the
4
