? <br />actual green metal that is on the Rini's facade. Mr. Liggett questioned if there was glass on the <br />adjacent storefront and would like to see a photograph. Mr. Klein stated that this is a store that Rini's <br />will be taldng over. He visited the site today, and noted that the green basically grays out and is not a <br />decidedly green color except in the morning and this blue is conapatible with that. He advised Mr. <br />Liggett that where it turns the coruer, the facade retunis and will step back down about 8 feet. The <br />height on the one side is to match the elevation of the adjacent metal mansard as requested by planniug <br />commission. Mr. Liggett believed that this created a new element in the facade, he would prefer that <br />the entire facade be flip-flopped. Mr. Klein would like it to raise up the whole area so it builds up the <br />corner. Mr. Zergott asked if they had looked for a free standing building, and he believed that every <br />unit in a strip center should match, and he thought that was the direction the board was going in. He <br />believed this concept totally deviates from that and wondered how this could be allowed in a strip <br />center. Mr. Yager stated that the little canopies with the graphics on them are superb and questioned <br />what part of the mouutainscape was considered a sign. Mr. Conway advised that once the ligliting was <br />taken off of the background it would not be considered a sign, only a rectangle around the "Hollywood <br />Video", but the awnings would be considered signage since there were graphics, spot lights and rolls of <br />film. Mr. Yager stated that originally he wanted them to do a lot more, at the last meeting they brought <br />in a proposal with the canopy, and it appears that they have changed to compromise with the owner <br />and the city. He does not think the blue looks terribly different from the green and believed that the <br />mou.ntainscape will be dynamic. He does not get the feeling that this is part of Rini's, since Rini's <br />stands alone, he never thought of Dot's,.Play It Again Sports, as part of the Rini's plaza. This may not <br />be the architecture that suits him to a"T", but it is going in the right direction. Mr. Liggett stated that <br />he would agree with keeping the signage and eveiythiug same in a small strip center, but if any place in <br />this strip would be appropriate to do this, this would be it, but the 30 foot of green mansard roof <br />bothers him completely, but he thiuks Hollywood Video will look like this is its own, independent <br />building because of what they are doing and he believes the portion next to it will fade away. He <br />pointed out that the Shoe Warehouse further down is also separate and takes offin a different fashion, <br />it is its own independent feature connected in a strip center and this would be similar. That is why this <br />does not bother him. He believed that this proposal with the pilasters included, becomes its own <br />independent feature. Mr. Klein agreed about the green section which, he believed would almost <br />become a neutral space between the two elements. He explained that his firm does thousands of strip <br />centers, and they do attempt to create a variety of facades, so it does not become a long "tube of tooth <br />paste" with signs on it. In the Promenade there are individual statements by the various tenants. <br />In another center the "big box" tenants have individual entrances. He thought that Rini's might do <br />something on the little unit next door. Mr. Yager believed that there is a coordination of colors. Mr. <br />Gallagher noted that the building is set way back, and accenting it will make it look like a separate <br />building. He believed it would make this area stand out. Mr. Zergott stated that he would have no <br />problem with this if it were a stand alone building, but he is concerned that this open up a"can of <br />worms". Mr. Klein clarified that the awniugs are not back lit. W. Conway stated that one of the details <br />still show some lighting. Mr. Klein reiterated that there will be no lighting under the awniugs. They had <br />planned to put the letters on the raceways, but Mr. Yager would prefer that the individual letters on the <br />mountains. Mr. Conway asked what would happen if Hollywood Video went out of business. Mr. <br />Klein advised that the facade will remain in back since this is an extended front that will return and the <br />weather will drop down between the existing mansard and this treatment. If Hollywood Video leaves, <br />Mr. Gallagher would like to see this brought back to the board to make sure that it is removed. W. <br />Liggett commented noted that the colu.mns are gray instead of tan which is on Rini's. W. Klein stated <br />that basically this is a light white on a gray base, almost like a Dover white. If this is a warm white, Mr. <br />Liggett believed that this would suffice. He would prefer to see the south corner higlier than is shown <br />in the rendering. <br />5
