Mr. Conway stated that they are allowed to advertise the principal tlung the business does. M.,. <br />Kemp-Kopco agreed to use the saine helvitica type style letter on their sigu and would remove <br />"comnercial, industrial, aud resideutial" and they will ask the same of theu- tenant on the ground sigu. <br />Mr. Yager clarified that they could have the individual style letters on the building. It was clanified that <br />Company Cut was a poteutial teuaut, but that would uot be their naine. Mougello's building sigu would <br />be individual letters and would be compatible with the Leslie's sigu. M. Yager moved to approve the <br />Mongello & Associates Office/Retail Building, 25128 Lorain Road, sign proposal as submitted with the <br />following conditious: that the Mougello Associates, Inc. Ardutects, Ue the only words allowed on the <br />lower portion of the sigu, eluuinating the words "cominercial, industrial, and residential"; and that the <br />tlurd tenant follow the same helvitica letter style, and the Uuilding signs are acceptable as submitted. The <br />landscape plan inust be resubinitted before any approval is granted. The sigu pennits are to be held uutil <br />the landscape plan is approved by the board. Tlie motion was seconded by T. Liggett, and iuiauunously <br />approved. It was clarified that they had removed the cauopy, but would add additioual landscaping. <br />There was a second rendering of the ground sigu with a gable top wluch the members liad uot reviewed. <br />Mr. Yager prefened the gable top on the sigu. T'he motiou was ameuded to allow the gable top. N1rs. <br />Kemp-Kopco stated that the gable top would put the sigu over the pennitted Lteight. Mr. Conway <br />explained that if the arclutectural review board allowed the gable arclutecturally, the gable would uot be <br />considered part of the sigu and the height ends at the top of the sigu. His ouly reseivation is that the <br />increased height would not cause a visibility problem_ Ms. Kemp-Kopco stated that they were 8 feet off <br />the right ofway. The inotion was ainended to iuclude the gable type as subinitted. <br />N. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) Forest City Auto Parts, 23789 Lorain Road <br />Proposal to expand building. <br />Heard by plauuing commission February 25, 1997. <br />To be heard by the board of zouing appeals. <br />Mr. ICline, arclutect, presented plans to expand and renovate the existing building to make it more <br />functional for their use. He presented photographs of the existing. The building is cuirently an "L" <br />shaped structure and they intend to fill it in and upgrade the building itself. He explained that they were <br />going to brick in some windows on the left hand side of the building and install a metal facade over the <br />concrete. "Ts" on wluch they will integrate the signage. They will be adding some lighting undemeatli <br />the pre-cast "Ts" for down lighting along with some exterior accent lights on the outside facade. The <br />£acade will be black aluminum with new clear anodized finished store front framing and entrance. They <br />will match the existing brick to fill in on the side of the building and iu-fill the header panel across the <br />top of the windows and paint an access band over the block. This store needs the additional storage <br />space since at present they have trucks airiving at least once a day, sometimes more. Landscaping will <br />be added at the front and the existing pylon sign will be replaced witlt the ground sign wluch will be <br />consistent with the building with brick piers and will be relocated furtlier back. They will be addi-- <br />landscaping on the side to separate the two drives and keep people from driving in aud parking on t <br />side. They will bring a working landscape plan later. He clarified tliat parts of the band over the <br />windows will be painted to match the metal band. Mr. Zergott would prefer that to be the same metaL <br />2
