Mr. Zergott stated that he was tired of the <br />landscape plau coming back separately, and the board having to make accoinmodations to approve lus <br />projects, and tlus should be the last tune that the Uoard will look at a project without the laudscape plan. <br />Mr. Yager has no problein with the building but noted, outside of the brick, it looks nothing like the fire <br />station. He thinks the front building will be effective aud the building in the back should be a nice <br />building. He normally does not like vinyl siding, because he does not think that it is that durable. He <br />does not care for the Dryvit, but they show au alteiuate of inetaL He would like .to see a colored <br />elevation of the fiout. He liked the dormers, beacon, and the railings on the top, and would like to see <br />some of it lighted. Mr. Potz agreed to liglit up the beacon. Mr. Yager would like that, as he does like <br />the colors and agrees that they match the fire station. Regarding the parking requirements, Building <br />Commissioner Conway advised that the parkiug has not been reviewed for the VFW requirements since <br />he had been told tlus would be for Mr. Potz office. He believed that the Law Department had reviewed <br />tlus proposal last year wheu this project was preseuted before aud had ruled that tliey could go back <br />there, but he would like to take a look at the seatiug to determine the parkuig, as it may or may not be <br />an issue. The plans still show the loading blocking spaces iu the parkiug lot wluch would require a <br />variance. Mr. Potz clanned it should have been removed. Mr. Conway stated that all he had to do was <br />to comUine the spaces aud show a 12 by 25 foot space of the zone. Mi•. Potz is not sure where it will be <br />because, they have yet to specify auy tenauts. At tlus point, Mr. Potz decided that the rear dumpster <br />would not be necessary, aud they would only need one ou the property. He clarified that there was no <br />residential areas behiud tlus buildiug. N1r. Conway stated that the zouing was residential, but it was a <br />school board lot. Mr. Liggett did uot like the dumpster in the rear and would like landscaping around <br />the one remafiung. Mr. Zergott asked that he get tlus infonnation back to the arclutect. He advised the <br />board is looking for soinetlung veiy iuce, not just the two types of plant material shown. It was <br />suggested that the fiont island, near the ground sigu ou Lorain Road, be worked on so that it is much <br />nicer, as a couple more squares would not be adequate. Mr. Zergott noted that there are a number of <br />good landscape desiguers ou the west side of Cleveland that would draw an acceptable plan. Mr. Potz <br />would like to eliminate the eastenunost driveway. The members prefered tlus, since it would give more <br />room for landscaping and the sigu. N1r. Yager questioned how the Uoard could approve this without <br />seeiug a color elevation since there is no recoguition of acceuts. He assumed aesthetically and <br />proportiouately tlus would be acceptable, but a colored elevation would be helpful. It was clarified the <br />board would like details ou how the colors go together, if there will be copping, etc. Mr_ Liggett asked <br />if it would be possible far them to do a color elevation and subinit it with the landscaping plan. Mr. <br />Conway suggested that they approve the project on a conceptual ba.sis so it will not hold up the <br />developer, but someone inust re-present tlus iuformation to the board at the next regularly scheduled <br />meeting so a final detennination can be made before a permit is issued. The members agreed. T. <br />Gallagher moved to approve the conceptual plaus for Metro Park Builders Office Retail Buildings, <br />24319-24345 Lorain Road, proposal to construct two buildings in two phases and request that the <br />following information be presented: a landscape plau is to be re-presented; the east driveway is to be <br />closed with one driveway open to the fi•ont; relocate the loading dock to the building; the signs must be <br />re-presented; lighting will be 250 watt metal halide, sluelded to the property lines, so as not to shine into <br />the fire departmeut, lights will be installed in the eutrances; the materials will match as much as possible <br />to the fire station; a colored renderings'ofthe building laudscaping and signage both building signs and <br />ground signs inust be presented at the May 21 st meeting; and if the plans are changed for one driveway <br />andJor one dumpster, a revised site plan must be submitted, but the concept and the overall description <br />is accepted as a preluninary idea.
