1 . _.
Heard by board of zouiug appeals Apri12, 1997.
Mr. Walser, represeuting Euteiprise, explained that they had an existing locatiou iu North Olmsted but
they needed a building that had more eaposure. He presented the plans for the renovation of the old
Jack's Auto Body Shop where they intend to pave the lot, add landscaping and a ground sign in front,
and refurbish the building with soine split face Ulock, an awning, and new window systems. He
presented a colored rendering aud explained that you would ouly see the fi•ont of the building from the
street siuce it is setUack Uetween other buildings. He presented a revised reudering of ground sign which
eliininated the "elbow". The piers of the sign will inatch the block of the building in a Silver 9600 split
face block. They will eliininate the telephoue number on the sign per the city ordinance. Tliere will be a
green awning wluch will Ue nou-illuininated and green trun on the building. The sign will be intemally
illuminated. Mr. Yager stated that it is a Uackgrouud building and solves a lot of problems that exist in
tlus location. He prefen•ed the oiigiual sign coucept to the second one, but he could accept either. He
had no problein with the building, and believed that the landscaping was the only real issue. The roof
top uuits will be screened, but N1r. Yager did not lcnow if that would be uecessary due to the setback
distance. Mr. Walser advised that he could put the uuits on the ground. Regai-ding the landscaping, Mr.
Zergott had seen these plans earlier, and Mr. Walser had chauged the plans accordiugly. Mr. Liggett is
concemed that tlus block might look like a bare concrete block building, and he would prefer that it be
wlute or a darker gray. Mr. Walser stated that wlute is closer to theu- colors. Mr. Yager had no problem
with the color and believed it would go with the beige ou the building next door. He thought that the
wlute clups would stand out aud it would uot look so gray. 1VIr. Liggett would like to see a lighter
building and noted that the board had suggested a different color on a previous proposal. He, too,
preferred the fu•st version of the sign siuce it is more dynamic. N1r. Walser stated that they changed the
sign so it would be up far enough to be uoticed, aud they would have to raise the piers above the 5 foot
limit. Building Cominissiouer Conway advised if the board approves the piers as au arclutectural
stateinent, not a sign, it would not be govemed by the 5 feet. Nfr. Yager stated that the piers could go a
course aud a half aUove the sigu. Iu reference to the laudscaping Mr. Zergott advised that he would like
the spirea moved fiom the Lorain Road side to the back and tie it in with the Hornbeau and then go in
with the Juuiper. T'he developer presented a colored reudering of the landscaping, but will present a
smaller .version for the file. T. Gallagher moved to approve Enterprise Rent-A-Car, formerly Jack's
Auto Body), 26980 Lorain Road with the stipulations that the sign will match tlie building, but the
phone number will be eliiuuiated; the building sign will be illuiniuated; the fabric avvning will not be
illuminated; the roof top uuits will be screened, the landscaping plan is approved as noted above; metal
halide lights are to be reflective to the property liues; the block ou the buildiug is to be Silver #600 or
lighter and the sign itself should not exceed 5 feet, but the piers could be field adjusted at one and a half
courses with a green cap and there will be a light over the eutrauce. The motion was seconded by T.
Liggett, and uuanimously approved.
2) Sunnyside Toyota, 26980 Loraiii Road
Proposal to coustruct two additious and reuovate exterior of building.
Referral to board of zoning appeals requu•ed for special pennit.
Heard by plauning couunission Apri18, 1997.
R. Matkaovich, arclutect, and 1VIr. Fiye, representiug Toyota, presented the plans and explained that
there have been a few inodificatious to tlus building froan what was submitted in 1995 when the Saturn
dealerslup was renovated. This new plan incoiporates the Toyota Desigu USA features. The exterior
material will be Dryvit in Toyota Wlute; the darker areas are Toyota Dark Gray; the remainder of the
building will be Toyota Light Cnay; the baud will be Toyota Red and the signage will be individually
3
