. r. . -?. <br />changes and. will allow the developer to create a three dimensional effect. All signage will be <br />internally illuminated. Mr. Barrow explained the sign color would be controlled., however he would <br />like to give the tenants a little more artistic liberty. He clarified they would like to encourage good <br />graphics. All four planters will contain day lilies, so that there is a variety of colors. The two <br />planters closest to Home Place will have benches on the side and round planters on either end which <br />will hold annuals. Mrs. Krieger questioned what type of lighting will be installed in front of the <br />smaller tenants and Kids R Us. Mr. Herschman advised the smaller tenants will have under canopy <br />ligliting, which is a quiet light. There will be some lighting that sweeps the walls. Mrs. Krieger <br />advised she was concerned about security lighting. Mr. Barrow advised currently the presentation is <br />for the building as the parking lot will be addressed at a later date. He noted, because the prior <br />owner neglected the parking lot for years, it will take several years to improve these conditions. Mr. <br />Barrow explaineil the shopping center cu.rrently is 80% vacant. He would like to fill the spaces <br />prior to updating the parking lot, The developer did not want to mislead the city, as he cautioned it <br />would take several years to fiuish the parking. The members understood the problem. Mr. Yager <br />wondered if something more can be done with the front fascias. He suggested including landscaping <br />and an outdoor eating area in front of Bruegger's Bagel Bakery and possibly a landscaped play area <br />in front of Kids R Us. Mr. Yager believed tlus was a fantastic effort, but encouraged the developer <br />to take it one step further. Mr. Barrow cautioned there was not enough property on the east end. <br />He agreed to present these suggestions to Bruegger's and Kids R Us but cautioned he did not want <br />to inconvenience the tenants any more than is necessary. Mr. Herschman advised the back of the <br />building will also be upgraded. B. Zergott motioned to accept the proposal as presented, seconded <br />by M. Yager and unanimously approved. Motion carried. Mr. Yager noted he would like to see the <br />proposal extend one step further to create more of a three dimensional look. <br />VI.
