<br />meet on June 23, 1997 at 6:30 P.M. The motion was seconded by B. Zergott and unanimously <br />approved. Motion carried. - <br />4) Developers Diversified Realty Corporation DDRC) Great Northern Limited Partnershiu, <br />25975 Great Northern Shopping Center <br />Proposal to modify storefronts in Great Northem Shopping Center from Bruegger's Bagel <br />Bakery to Plus Sizes as phase I. Referred by planning commission 7une 10, 1997. <br />Presenting the proposal were: Mr. Barrow, representative for the property owner; Mr. Herschma.n, <br />Architect; and Mr. Meiser Home Place representative. Mr. Herschman advised the intention is to <br />redevelop Great Northern Shopping Center and he presented elevations of the proposal. Mr. <br />Banow advised this is a much more modern approach to renovating a shopping center as <br />landscaping will be incorporated across the front. He explained Home Place, which is currently <br />under construction had- the idea of this new look. A colored rendering was presented. Mr. <br />Herschman advised color has been introduced into the sidewalks and there is landscaping in several <br />places across the front of the bu.ilding. Mr. Banow advised the name of the shopping center may <br />also change to follow through with the regeneration of the shopping center. The focal point of <br />phase 1 will be Home Place. Mr. Herschman noted the elevations depend on the magnitude of the <br />stores: The larger stores have larger signs and no awnings. Mr. Herschman explained Home Place <br />will be located in the erupty area next to The Men's Warehouse. He advised the canopies will not <br />extend across the bigger stores such as Home Place, as these are destination stores. Such <br />destination stores also will have larger signs. Mr. Herschman stated a pattern has been developed all <br />the way down the shopping center. He explained there is a portico in front of the larger stores such <br />as Home Place, which also has a residential roof element that is unique to this business.. There will <br />be three Honey Locust trees between Home Place and Men's Warehouse. The concrete has been <br />broken up by texture and color. The stronger color concrete is used to identify the entry area. <br />There will be a series of pole lights approximately 12 feet high with metal halide fixtures. Mr. <br />Herschman advised the lighting is similar to what was used at Beechwood Place. The sign fascia for <br />Home Place will be composed of a Dryvit material with the groves cut at an angle and the letters <br />will be red. Mr. Herschman noted the lights mounted on the building wall are a halo light so there is <br />no light protruding forward. There will be an awning under the sign fascia for the smaller stores like <br />Men's Warehouse and Holcombs. Mr. Herschman advised lights will reflect up into the awning, <br />however the awning is opaque, so the light will reflect back down. The Kids R Us sign will be <br />composed of the off white Dryvit maxerial with a dark blue metal coping and half round Dryvit trim <br />as noted on the plans. Mr. Herschman stated at the end of the Bruegger's canopy there is an <br />opened trellis. Above this trellis will.be the satin alwninwn paneL Mr. Herschman explained the <br />material used for the panel is soft and translucent. He noted a future development will include the <br />same panel on the western and southern end of the shopping center creating a book end. Mr. <br />Herschman advised there have been concerns about these towers from Country Club Condominium <br />residents. He assured the members tliere would not be any spill b,ack onto these residential <br />properties. Samples of the brick material were presented. The majority of the building will have the <br />standard Smooth Face Lawson Blend inasonry unit,_however there will be the dark burnt lumber <br />block spaced out evenly throughout the build.ing. The parking lot will be reworked; incorporating landscaping, cha.nging the lighting and improving the look. The clear anodized alwninum will be <br />used for all the window framing. The awming will be a hunter green canvas. There is three tones of <br />concrete including: beige, a color lighter than beige, andgreen accent. Mr. Herschman advised the <br />accents occur where the saw cuts across. The signage on the smaller stores are raceway mounted <br />so that the letters are off of the wall, which will eliminate the mess that:.occurs :when, a tenant-: .: :. .= <br />9
