_: . • _, ? <br />CTI'Y OF NORTH OLMSTED <br />BOARD OF ZONINGAPPEALS <br />CORRECTED MINUTES - MAY 1, 1997 <br />ChairuLan Gomersall called the meeting to order at 7:35 P.M. <br />Present: R. Gomersall, P. Miller, T. Kobema, W. Purper, and J. Maloney. <br />Also Present: Law Director Gareau, Building Commissioner Conway; and Assistant Clerk <br />of Commissions Cornish. <br />W. Purper moved to approve the Apri12, 1997 minutes, seconded by J. Maloney and unanimously <br />approved. <br />Chairman Gomersall advised that each case would be judged on the physical situation peculiar to <br />itselt so that in no way is a judgment rendered considered to be a general policy judgment affecting <br />properties and like situations elsewhere. <br />Danny Bov's, 24579 Lorain Road <br />Request the following signage variances: <br />A variance to moclify one pylon sign and erect three (3) wall signs; a 12' variance to <br />exceed the maarimum allowable square footage for total building use; a variance to have 8 <br />bu.ilding signs, only one is permissible; a 9' 3" variance to maintain the location ofthe <br />pylon sign; and a 2' 6" variance to maintain the height of the pylon, sign. - <br />Note: All signage listed above is non-conforming, with the exception of one wall sign. All <br />non-conforming signs must be removed prior to 7anuary 1, 1998. <br />Chairman Gomersall called all interested parties before the board. The oath was administered <br />to Mr. Romp, the property owner. Mr. Gomersall verified the variances requested. Mr. <br />Romp presented the proposal which includes removal of the chalk boards in order to upgrade <br />the property. All seven chalk board signs will be removed, and Mr. Romp would like to <br />replace them with three lighted changeable letter signs on the side of the building and add two <br />rows of changeable letter signs on the bottom of the sign in front. He noted these changeable <br />signs will be used to display specials. Mr. Gomersall questioned if any of the building signs <br />will have changeable copy. Mr. Romp confirmed they will be changeable copy. Mr. <br />Gomersall explained the drawings show 10 foot to the top_ of the roof which would requ.ire a 2 <br />foot variance, although the write-up shows it as 2' 6". Building Commissioner Conway was <br />not aware where the 6" came from and agreed only a 2' variance would be required for height <br />of the pylon sign. When questioned what signs will be removed, Mr. Romp verified the only <br />free standing sign that will not be removed is the one on Lorain Road. Mr. Miller noted there <br />aie tag board signs along the wooden fence. Mr. Romp agreed to remove them if this <br />proposal is approved. The members will include the removal of these signs in the motion. <br />Chairman Gomersall verified presently the Danny Boy sign in the front does not have any <br />changeable copy. Mr. Miller requested that the Amish Friend sign be removed as it is clutter, <br />which is something this board is trying to avoid. He added the treatment guide can be <br />removed as a simple handout should be sufficient. Mr. Romp agreed to adhere to this request.
