Maloney moved to grant the request of Danny Boys, 24579 Lorain Road for the following <br />variances under the stipulation that the tag signs on the fence and the Amish sign would be <br />removed: a variance to modify one pylon sign and erect three (3) wall signs; a 12' variance to <br />exceed the maximu.m allowable square footage for total building use; a variance to have 8 <br />buildiugsigns, only one is permissible; a 9' 3" variance to maintain the location of the pylon <br />sign; and a 2' variance to maintain the height of the pylon sign. These signs are exempt from <br />Ord. 1163.26, regarding removal of non-conforming signs. The motion was seconded by W. <br />Purper and unanimously approved. Variance granted. <br />2. Med Center, 25757 Lorain Road <br />Request for variance (1123.12). <br />Note: The following data is predicated on the pole sign being removed. <br />Request the following signage variances: a 2 square foot variauce in excess of the maximum <br />allowable for free standing signage; a 3 square foot variance in excess of the total signage <br />allowable for a business use; a variance to erect a 2nd free standing sign on this property. <br />There is now a pole sign (Med Center) and a ground sign (Kaiser). The intent was to bring <br />the property into compliance with the present sign code. The building department has ruled <br />the Med Center and Kaiser could each have their front footage and one single free standing <br />sign. Note (1): The pylon sign is a non-conforming sign and must be removed prior to 0 1- <br />01-98. Note (2): Kaiser now has a ground sign 25 square feet which is b.z.a. approved and <br />one wall sign 64 square feet. Kaiser signage under.the new code will all be non-conforming. <br />They would now be allowed 74.6 square feet of wall signage (4.6 square feet over the <br />maximum of 70 square feet) and would have to share the free standing sign with Med Center. <br />Chairman Gomersall called all interested parties before the board. The oath was administered <br />to Ms. Koltnow and Mr. Locke. Mr. Gomersall verified the variances requested and noted <br />this proposal has been deferred for some time. Mr. Locke, sign contractor, explained the <br />proposal now includes removing the occupational health verbiage on the building which <br />reduced variance requests for wall signs. Mr. Gomersall confirmed the request does not <br />include any requests to exceed the maximum face area for a wall sign.. Mr. Locke would like <br />to lower the Med Center sign to grade, which is inside the 35' triangle. He has been in <br />contact with a representative from Kaiser, however the corporation could not approve it in <br />time to be heard at this meeting. Mr. Locke coufnYned the sign is designed so that the Kaiser <br />sign can be installed underneath it at a later date. Mr. Gomersall noted that the Med Center <br />pole sign is to be removed but wondered if the Kaiser sigu will also come down. Mr. Locke - <br />explained Kaiser has not given him permission to remove their signage. The board explained <br />this is a problem as they will not approve this signage without removing this other non- <br />conforming signage. Mr. Locke advised Kaiser needed more time. The members have <br />already delayed the proposa160 days. Mr. Locke confinned Kaiser needs 6 to 8 months, <br />however Med Center would like a decision made on their signage as soon as possible. He <br />noted Kaiser is aware their signage will have to be removed in 1998 and prefers to deal with -, <br />this status at that time. Mr. Gomersall explained the problem is if Kaiser does not do <br />anything, and the variances for this proposed signage is granted, there will be two signs on the <br />property, which is something the board would like to avoid. The board would not have a <br />problem with this proposal if they had a definite answer from Kaiser. Law Director Gareau 2 <br />
