.. , ; ,
.ui• L ? ?
- building is merely shifted as the proposed size has not changed. Mr. Gomersall wondered
how important it is to maintain an 18 foot drive. Mr. Conway clid not believe that a 17 foot
drive would be to critical as the traffic would be minunal and noted two cars can fit down a 17
foot drive. Mr. Georgalis wondered if there would still be enough room for a plow during the
winter months. Mr. Conway stated reducing the width of the driveway will allow more room
to pack the snow on the side yard. Mr. Georgalis coufirmed the snow would be piled in the
back. Mr. Koberna questioned if the curb is already installed. Mr. Georgalis advised he did
not know a variance was required at the time the curb was installed. Mr. Gomersall noted the
concrete was not yet poured when he looked at it several days before the meeting. W.
Conway explained the board could grant a 1 foot variance for the width of the drive and one
foot can be taken offthe curb if it is already installed. Mr. Georgalis noted the curb is located
6 feet from the property line. Mr. Koberna believed it was more like 18 inches between the
fence and the drive. Mr. Strelau advised the request is to maintain the 18 foot drive with 6
feet for landscaping, whereas the board would like to consider granting a request for a 1 foot
variance to have a 17 foot drive and maintain the 7 foot buffer originally approved. Mr.
Georgalis explained there is 18 feet from the side of the building until the edge of the curb.
Mr. Conway advised if the dimensions presented are_accurate the curb is approximately 6 foot
6 inches from the edge of the property line. After some discussion the members agreed to
approve a variance to reduce the drive to 17 feet, but allow 18 feet along the curb if it is no
closer than 6 feet 6 inches from the property line. It was decided, if the curb is less than 6 feet
6 inches from the property line part of the curb would have to be removed. The Building
Commissioner wamed Mr. Georgalis never to pour the curb again before the variance is
granted. Mr. Conway agreed to have someone measure the distance between the curb and the
property line. Mr. Gomersall clarified, ifthere is not at least a 6 foot 6 inch distance, the curb
will have to be torn out and than repoured so that it is 7 feet from the property line.
R Gomersall motioned to grant Silverdale Plaza, 26324 Lorain Road an amended and 'agreed
upon variance in order that the driveway will be no closer than 6 foot 6 inches from the west
property line. The motion was seconded by J. Maloney and unanimously approved. Variance
granted.
The me,pting was adjourned at 9:45 P.M.
bert Gomersall, Chairman
Assistant Clerk of Commissions
11
