? LR <br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES -SEPTEMBER 4, 1997 <br />Chairman Gomersall called the meeting to order at 7:40. <br />Present: R. Gomersall, J. Maloney, W. Purper and T. Koberna. <br />Absent: P. Miller <br />Also present: Law Director Gareau, Assistant Building Comunissioner Rymarczyk, and Assistant Clerk of <br />Commissions Cornish. <br />W. Purper moved to approve the minutes of July 3,.1997, seconded by T. Koberna and unanimously approved. <br />Chairmau Gomersall advised.that each case would be judged on the physical situation peculiar to itsel? so that <br />in no way is a judgment rendered considered to be a general policy judgment affecting properties and like <br />situations elsewhere. <br />1. Debbie's Lounge, 29843 Lorain Road <br />Request for variance (1123.12). Request variance to be exempt from removal ofnon conforming pole <br />sign. Violation of Ord. 90-125, Section 1163.26. Notes: 1) Top of sign cabinet is 15'-2" above grade at <br />base of pole with 9'-9" clearance at bottom of cabinet to grade. 2) Edge of sign cabinet is 2'-9" from <br />sidewalk or a nominal 1'=9".from the right-of-way. 3) Building has no sign on it. Proposal was tabled <br />Ju1y 3, 1997, the requests remain the same. <br />This proposal was withdrawn from this agenda by the applicant. <br />2. Home Place, 25975 Great Northern Shopping Center. <br />Request for variance (1123.12). Request the following signage variances: A variance to install three (3) <br />building signs; a two. (2) foot height variance for building sign on north elevation; a 286 square foot <br />variance for total face area of the building sign on the north elevation; a 161 square foot variance for <br />total face area of the building sign on the east elevation; a 161 square foot variance for total face area of <br />the building sign on the south elevation; and A 484 square foot variance for total sign face area for a <br />business use. Violation of Ord. 90-125, Section 1163.12 (A). NOTE: NEW SIGNS ARE NON- <br />CONFORMING AND . MU5T BE REMOVED BY 1/1/98 UNLESS EXEMPTED FROM <br />SECTION 1163,26. <br />Chairuian Gomersall called all interested parties before the, board: The oath was administered to Mr. <br />Barrow and Mr. Meister. A colored rendering of each elevation was presented. Mr. Meister advised <br />this is Home Places' prototypical sign package. Mr. Gomersall requested cLuification on the variance <br />requests for total face area. Assistant Building Commissioner Rymarczyk advised the proposed sign on <br />the north elevation is 361 square feet with 75 square feet. being permitted the difference is 286 square <br />feet which is the amount of the variance for the sign on the north elevation. The signs on the east and <br />south elevations were figured in the same manner and each is 161 square feet over the 75 square feet <br />permitted. The variance request of 484 square feet is for total sign face area for a business use which is <br />determined by the formula contained in section 1163.12 (A) of the zoning code. Mr. Meister advised <br />the reason for the two foot height variance on the north elevation sign is because the letters 'FP' and "P" <br />are six feet tall and the letters are only permitted to be four feet high. Mr. Gomersall did not believe the <br />sign on the east elevation was needed and suggested that the sign on the north elevation be reduced to a <br />maximum of four feet in height.
