?.3 <br />letters. Mr. Purper questioned how the dimensions of this sign would compare with others in the strip <br />center. Mr. Barrow, owner of the building, advised the intent is to eventually remodel the entire strip <br />center which will include u.niform signage all the way down the center. He confirmed excess signage <br />would only be allowed for tenants of major size. Mr. Koberna questioned the necessity of the eastern <br />elevation sign. N1r. Gomersall wondered why the north elevation sign cannot be reduced to a four foot <br />height. Mr. Meister explained the larger letters emphasize the larger tenants. Mr. Gomersall questioned <br />how much the variance request on the north elevation would be reduced if the letters were reduced to a <br />maximum of five feet. W. Rymarczyk advised that would reduce the maximu.m face area variance <br />request on the north elevation to 175 square feet. Mr. Meister argued tlus reduction will not allow the <br />sign to fit right on the facia. He agreed to remove the east elevation sign, provided the prototypical <br />signage is permitted on all other elevations. Law Director Gareau advised one of the problems with the <br />zoning code is it does not compensate for setback distance. The members agreed the six foot height is <br />acceptable considering the setback distance, however the east elevation sign should be removed. <br />R. Gomersall moved to grant Home Place, 25975 Great Northem Shopping Center, the following <br />modified agreed upon signage variances: a two (2) foot height variance for building sign on north <br />elevation; a 286 square foot variance for total face area of the building sign on the north elevation; a 161 <br />square foot variance for total face area of the building sign on the south elevation; and a 323 square <br />foot variance for total sign face area for a business use. Violation of Ord. 90-125, Section 1163.12 (A). <br />New signage is exempt from Ord. 90-125, section 1163.26 regarding the amortization of non- <br />conforming signs: The motion was seconded by W. Purper and unauiinously approved. Modified, <br />agreed upon variance granted. <br />3. Geor eLider, 3510 Clague Road <br />Request for variance (1123.12). Request 152 square foot variance for shed which exceeds the maximum <br />200 square foot permitted. Violation of Ord. 90-125, Section 1135.02(d)(1). <br />Chairman Gomersall called all interested paxties before the board. The oath was administered to Mr. <br />Christner and Mr. Lider. Mr. Gomersall questioned the use of this proposed 352 square foot shed. Mr. <br />Lider advised the shed would be used to store gardening tools such as a rid.ing mower, tiller, two hand <br />mowers, and miscellaneous other equipment. Mr. Gomersall noted, due to the depth of the lot, he had <br />no problem with this request. <br />J. Maloney moved to grant George Lider, 3510 Clague Road a 152 square foot variance to construct a <br />shed which exceeds the maximum 200 square foot permitted. Violation of Ord. 90-125, Section <br />1135.02(d)(1). The motion was seconded by W. Purper and unanunously approved. Variance granted. <br />4. Paul Sabol, ( Sabol Control Systems) 28382 North Park Drive. <br />Request for variance (1123.12). Request variance to keep second shed on property; also, request 4 foot <br />side line variance for existing shed. Violation of Ord. 90-125, Section 1135.02(d-1) and 1135.02(d-4). <br />Chairman Gomersall called all interested parties before the boaxd. The oath was administered to Mr. <br />Sabol,. Ms. Ksiezyk and Ms. Svetz. Assistant Build.ing Commissioner Rymarczyk advised both sheds <br />have already been constructed. Mr. Sabol stated the shed in front of the pool has been there for 18 <br />years. He explained this is a deep lot and he added the second shed for storage of equipment for the <br />swimming pooL Mr. Gomersall wondered why a permit was not pulled for the shed. Mr. Sabol thought <br />the contractor was responsible for pulling the permit. Mr. Gomersall questioned how close the shed on <br />the weste'rn property line is to the neighbor on the west.
