Maloney moved to grant the request of Euterprise Rent-A-Car, 27114 Lorain Road for a 9.3 square <br />foot variance for maximum sign area for business use; a 10.5 square foot variance for sign area of <br />ground sign; a location variance to place ground sign in 35 foot prohibited triangular area and a13 foot <br />front setback variauce for ground sign with the stipulation that they endeavor to keep the ground sign <br />as low as possible for safety and subject to `no left hand tum" at the exit. Also with the notation that <br />this sign be exempted from Ord. 90-125, Section 1163.26 concerning the amortizing of nou- <br />conforming signs. Violation of Ord. 90-125, Sections 1163.11(a) and 1163.12(b). The motion was <br />seconded by R. Gomersall, and uuanimously approved. Variances granted. <br />12. Elizabeth Kosen, 3831 Root Road. <br />Request for variance (1123.12). Request 9 foot front setback variance to construct gable roof over <br />existing porch. Violation of Ord. 90-125, Section 1135.06(a). Also, request special permit to enlarge <br />existing non-conforming (front setback) dwelling. Note this is an existing foundation with an awning <br />over it. Awning will be removed, foundation will be repaired and new roof will be built. <br />This proposal was coutinued until the next meeting at the request of the applicant. <br />13. Bob McGreal, 5378 Wellesley Avenue. <br />Request for variance (1123.12). Request 3.5 foot side yard and 12 foot rear yard variance to construct <br />an enclosed patio behind existing garage. Violation of Ord. 90-125, Sections 1135.07 and 1135.08. <br />Note: The proposed patio will be attached to the existing garage. A variance was granted on 10-9-89 <br />to build garage in this location. <br />Chairman Gomersall called all interested parties before the board. The oath was administered to Mr. and <br />Mrs. McGreal. Mr. Koberna questioned the need for an enclosed patio when they also have a proposed <br />screen porch addition. Mr. McGreal stated that that will be on the front, but the enclosed patio will be a <br />three season room. They have already reduced the front porch to save a tree, and they might not even <br />go forward with it. Mrs. McGreal stated that they have a mosquito problem in the area. There will be a <br />man door from the garage to the enclosed patio. Building Commissioner Conway stated that there was <br />a concern if this is a normally occupied area there should be a separation between the porch and the <br />vehicles. If it is being used as a porch, he did not think there would be a need for fire separation. They <br />will be draining it with a trench to the ditch and he has permission from the next door neighbor to trench <br />over his property. Mr. Miller noted that he is negotiating with the neighbor to buy the piece of land <br />from his property line to the creek. Mr. McGreal stated that this is being worked on but it will take a <br />few months to accomplish it, so he wants to go ahead with this now. <br />T. Koberna moved to grant the request of Bob McGreal, 5378 Wellesley Avenue, for a 3.5 foot side <br />yard and 12 foot rear yard variance to construct an enclosed patio behind existing garage. Violation of <br />Ord. 90-125, Sections 1135.07 and 1135.08. Note: The proposed patio will be attached to the existing <br />garage.
