5. Med Center, 25757 Lorain Road <br />Request for variauce (1123.12). _ <br />Request the following signage variances: <br />An 8 square foot variance to exceed the maximum sign face area of 75 square feet for a single wall <br />sign and a 57.6 square foot variance to exceed the maximum sign face area for a business use. <br />Note: Both signs are non conforming signs and must be removed by January 1, 1998. <br />Violation ofOrd. 90-125, Section(s) 1163.12(A) and 1163.11(A). <br />Chau-iuan Gomersall called all interested parties before the board. The oath was acimiuistered to Mr. <br />Lock, sign contractor. Chairman Gomersall asked if he was aware that both of these non-conforming <br />signs would have to be removed by January 1, 1998. Mr. Lock advised that he did know that the sign <br />would have to come down. He was confused about the 57.6 square foot variance because he was told <br />he only needed an 8 square foot variance. Building Commissioner Conway eacplained that the 8 square <br />foot variance related to the wall sigu, but the 57.6 square foot variance related to the total signage <br />including the wall and the pole sigu. Mr. Lock stated that the Med-Center would like to take the pole <br />sign down and install a mouument sign. Mr. Gomersall advised that if they did come iu with a <br />monument sign, the board could exempt them from having to come back after the January lst. Mr. <br />Conway clarified that with the 75 square foot he exceeds the square footage for the structure, so no <br />matter what he brought in as a pylon sign a variance would be needed far the wall sign. Law Director <br />Gareau advised that, if the total sigu area was acceptable, the board could vary the requiremeut for <br />next year. Mr. Gomersall agreed that it could include the wall sign. Mr. Koberna was concerned <br />because the time was mmiing out to remove the non-conforming signs. Mr. Lock stated that the <br />owners wanted to go ahead with the monument sign right away. Mr. Gomersall noted that the wall <br />sign was about 95% over what is allowed. Mr. Koberna stated that this was a huge sign for such a <br />small building. Mr. Lock does not know what size the monument sign will be. Mr. Conway asked if <br />the really needed the bottom line "F'amily and Occupational Health" since people know them as Med- <br />Center. They never had this on the sign before. Mr. Gomersall stated that he would vote for just Med- <br />Center, if they took the other line out. It was decided that if they took this out and reduced the wall <br />sign to 40 square feet it would eliminate the 8 square foot variance and would reduce the variance for <br />maximum square footage to 14.6 square feet. It was explained that if they voted on the original <br />request, and it was denied, he could not come back for one year. Mr. Lock agreed to table the request <br />until the next month, so he could talk to his client and also present the ground sigu. <br />R. Gomersall moved to table until the April 2nd meeting, the request of Med Center, 25757 Lorain <br />Road, for the following sign variances. The motion was seconded by W. <br />Purper, and unauimously approved. Request tabled.
