ARCHITECTURAL BOARD OF REVTEW NOVEMBER 19, 1986 PAGE 2 <br />front landscaping will remain as is. Mr. Pattison suggested that they <br />keep one building sign. Mr. Spino advised that the menu boar:d would be <br />considered as part of total sign area allowed. The developer had pre- <br />viously been advised that a new parking lot plan must be submitted to <br />Planning Commission and this Board would also like to see the layout, <br />if Flanning Commission so recommends. Any new sign must be reviewed by <br />this Board. J. Britton moved to accept the design in the new addition of <br />the glass enclosure on the building as submitted, seconded by M. Case, <br />and unanimously approved. <br />2) Fraulein's, 25700 Lorain Road <br />Proposal to convert existing commercial building to lounge and restaurant. <br />Heard by Planning Commission October 28, 1986. <br />Plans were presented by Mrs. Thesling, the owner, who explained that a 7` <br />section of the building must be torn down in order to increase the width <br />of the drive, new wall will match the existing building. The develooer <br />has requested a delay of 24 months before they are required to do this. <br />A small section of fence and some shrubs will be installed on the westerly <br />property line to screen from the adjacent Sisters' Chicken Restaurant as <br />requested by a representative of this restaurant who had concerns th at <br />customers of Fraulein's would park in their lot and walk over. Mr. Spino <br />pointed out that there is a grade difference on that line. Mr. Pattison <br />stated that he did not believe that fencing could be required between <br />two commercially zoned properties for this reason.. Mrs. Thesling stated <br />that they are willing to put in both the fence and shrubs in the Spring, <br />since they eventually are planning to have an outside dining area. There <br />were no exterior elevations shown Qn the plans, but the building will look <br />the same. It was pointed out that there is a residence on the upper floor <br />and a rear outside entrance must be constructed, this is not adequately <br />shown on the plans. The Board would like to see elevations and photo- <br />graphs of the building, any mechanical equipment that is to be installed, <br />location and screening of dumpster, type of fencing, and type of plant <br />material planned. The proposal will be resubmitted at the December 19th <br />meeting. Proposal is continued. <br />3) Biskind Development Co., 4970 Great Northern Mall <br />Proposal to change exterior materials and colors on previously approved <br />Great Northern Mall expansion. (Originally heard by the Architectural <br />Board of Review on March 19, 1986). Heard by Planning Commission on <br />November 11, 1986. <br />Mr. Carlisle explained the exterior revisions. They will be replacing <br />the dryvit with brick, chocolate brown on walls, light beige on parapet, <br />other brick will be in 4 or 5 shades ranging from beige to chocolate <br />brown with a red at the b ase of columns on the front. Design of parapet <br />has been changed somewhat from the original proposal. Windows in parapet <br />will be reflective glass and signage will be presented later. New land- <br />scape plan will be including more tress in a grassed area along the south <br />elevation. S. Ebin moved to approve the revised elevations as submitted, <br />seconded by J. Britton. Roll call on motion: Ebin, Britton, and Case, <br />yes. Mr. Pattison abstained. <br />ADJOURNMENT: <br />The ineeting was adjourned at 6:10 p.m, <br />M. Case, Chairwoman B.
