New logo is planned for both signs; wa11 sign wi11 internally <br />i1luminated, faces..on pole sigri wi11 be replaced and reader board will be <br />installed (both should not exceed code); present ground sign will be re- <br />moved, S. Ebin moved to approve the building plans as submitted with the <br />recommendation to Planning Commission that an exception to the required <br />parking be made and that the 4 spaces added on Lorain Road be eliminated <br />to maintain the existing landscaping area, seconded by J. Britton, and <br />unanimously approved. S. Ebin moved to approve the replacement of the <br />sign faces on the pole sign and that the reader board be installed on the <br />pole sing providing it is within the code area requirements,.and we ap- <br />prove the building sign as submitted, seconded by J. Britton, and unani- <br />mously approved. <br />4) Great Northern Dodge Truck Lot, 26075 Lorain Road <br />Proposal to convert existing car wash to truck showroom (Variance granted <br />July 2, 1986)(Heard by Planning Commission Ju1y 8, 1986), <br />R. Gilliland, architect, presented revised site plan which reflects the <br />stipulations of the Board of Zoning Appeals. Building will be renovated <br />to match the dealership across the street with a red lexan facia, the blue <br />panels on the existing building will be white stucco; garage doors will be <br />replaced with clear glass windows and doors with natural aluminium frames; <br />existing stone work will remain. No roof top mechanicals are planned. Mr. <br />Gilliland explained conditions of variance: 3 pods (only raised high enough <br />for drainage) just large enough to hold a vehicle will be installed in the <br />SO' set back area on Brookpark Road and must be located behind the 17' land- <br />scaped area. Low landscaping will be introduced in landscaped areas, some <br />existing bushes and, trees will remain; some paving will be removed; pole <br />lights will be the same as those on the property across the street; no fenc- <br />ing is planned as yet, but they may put in some poles for security. As a <br />condition of their variance they wEre not a1lowed to install a pole sign on <br />the Brookpark side of the lot, however, they would like to install 2 small <br />ground signs, one on Brookpark and one on Lorain Road. They will need a <br />variancE for the second ground sign. Ground signs will be white with red <br />letters, internally illuminated with underground wiring on a brick base <br />and building sign wi11 be white letters on the red facia. He pointed out <br />that they needed some signage on the Brookpark side because the building is <br />not visible from Brookpark. It was determined by the Building Commissioner <br />that they would be allowed about 105 square feet of total sign area. S. <br />Ebin moved to approve the building sign as submitted, seconded by J. Britton, <br />and unanimously approved. S. Ebin moved to approve the design of the ground <br />sign in concept and that we recommend that a variance be granted for two <br />ground signs providing that al1 the signage on the property conforms to the <br />maximum sign area allowed, seconded by J. Britton, and unanimously approved. <br />J. Britton moved to approve the building design as presented, seconded by S. <br />Ebin, and unanimously approved. <br />VI.
