ARCHITECTURAL BOARD OF REVIEW JULY 16, 1986 <br />2) Carter Plaza, 24749 Lorain Road <br />Proposal to construct two retail buildings (one to be <br />to existing building at 24749 Lorai:n Road, (Heard by <br />July 8, 1986). <br />PAGE 3 <br />immediately adjacent <br />Planning Commission <br />Mr. G. Draeger, architect, presented plan which reflects the recommenda- <br />tions of Planning Commission: 5' board on board fence will be installed <br />on east and west property lines; dumpster which serves building "A" has <br />been relocated between the existing building and building "A"; dumpster <br />for building "B" is enclosed with a board on board fence. Building will <br />be white split face block with a yellow band trim; mansard will be brown <br />asphalt shake shingles; windows will be clear glass with dark bronze <br />frames; coping wi11 be dark bronze. All lights will be on dark bronze <br />poles. Mansard will be carried out on the existing building so that it <br />will match the rest of the complex. Electrical service will be under- <br />ground, but there is no definite location for the transformer. Mr. <br />Pattison had sent word that he believed that the number of handicapped <br />spaces should be reduced and perhaps relocated closer to the ramps. <br />Mr. Draeger explained that 7 spaces were required for the first 100 <br />spaces; that he had distributed the spaces so that they would service <br />all portions of the building; but he would restudy them and agreed <br />that he could possibly rearrange the ramps so that they would be closer <br />to the spaces. The residentially zoned property at the rear of this 1ot <br />is a natural buffer. Roof top equipment will be totally screened with <br />a brown board on board fence to match the roof. No signage is proposed <br />at present, Mr. Ebin questioned if the signs would be on the mansard. <br />Mr. Carter, the owner, stated they he would develop a criteria.for signs <br />on the mansa'rd and that he would require a can type sign. Since the <br />slope on the roof is steep, signs will be closed in; no brackets will <br />be extending out from the roof. S. Ebin moved to approve the plans <br />with the recommendation that placement of the handicapped spaces be <br />studied and with the understanding that an acceptable sign criteria <br />package wi11 be developed and presented to the City, seconded by J. <br />Britton, and unanimously approved. <br />3) Ponderosa, Inc., 25779 Lorain Rd. <br />Proposal to construct an addition to front of building. (Heard by <br />Planning Commission July 8, 1986). <br />Mr. T. Jenk submitted revised site plan and explained that when restau- <br />rant originally opened there were 200 seats and parking spaces had been <br />approved, but apparently no variance had been granted. In order to con- <br />form to code they wi11 be relocating the existing dumpster; re-working <br />curbs to pick up. 4 spaces and will be eliminating 3 tables. He also <br />advised that they had never had a problem with parking as it is now. <br />Building Commissioner Spino stated that in many cases where there are <br />large parking.lots experience has shown that there is more parking than <br />needed. Mr. Ebin was concerned that in order to gain these spaces some <br />of the landscaping wi11 be removed. Mr. Jenk presented photographs of <br />a restaurant which has been remodeled. The new addition will replace <br />the existing porch to install an 8' by 49' addition. Existing brick <br />will remain on sides and rear of building, new facade will have'an a1u-= <br />minium standing seam roof (baked on burgandy paint) with cream colored <br />stenni panels below (material is similar to masonite with an aggregate
