Roll call on <br />motion: Ebin, Britton, and Case, Yes. Mr. Pattison abstained. <br />Board then discussed the addition to Plaza South and Mr. Carlisle ex- <br />plained that they had delayed presenting this small segment until they <br />had received permission to relocate all the existing utilities which-nae-re <br />located at this point. No color rendering was available, but building <br />color and style are the same as had been approved previously. S. Ebin <br />moved to approve the plans as submitted, seconded by M. Case. Roll call <br />on motion: Ebin, Case, and Britton, Yes. Mr. Pattison abstained. <br />4) Great Northern Business Park, located on the south side of Country Club <br />Blvd. (roughly between Great Northern B1vd. and Columbia Road) <br />Proposal to construct phase I. (Preliminary land use plan approved by <br />Council June 3, 1986)(Referred by Planning Commission June 10, 1986). <br />Mr. Carlisle presented a mock-up of proposed phase I and presented samples <br />of stainless steel (horizontally rolled) material which will be on upper <br />portion of building. There wi11 be 7'6" smoked glass windows on the <br />lower section (this is to avoid a warehouse appearance) with mill finished <br />aluminum frames. A 20' landscaped area will separate the building from <br />the parking 1ot and will be fenced off by a curved, vinyl coated mesh type <br />screen (4'9''' from grade) with illuminated pylons to indicate each entrance. <br />Screen will probably be in the same red now used in the Great Northern <br />logo, but if they decide to change the color, they will return to this <br />Board, This same screening will be used to screen mechanical units which <br />wi11 be set back about 25' from edge of roof. The developers have con- <br />ferred with the forester and he has tagged some trees which will be re- <br />located and others on the perimeter of the property will be saved. Mr. <br />Pattison suggested that since parking is in excess of the requirements <br />that some trees in the parking lot could be left, thus land-banking space <br />for future parking if it is necessary after the building is leased. He <br />also questioned if fences are allowed in the front set back area and be- <br />lieves this actually should be considered a landscape feature. He pointed <br />out that no room is provided for a truck turn around and this should be <br />revised. S. Ebin moved to approve the plans as submitted with the recom- <br />mendation to Planning Commission that consideration be given to land- <br />banking some of the parking spaces until occupancy experience is obtained <br />in order to save more of the existing trees, seconded by M. Case. Roll <br />call on motion: Ebin, Case, and Britton, Yes. Mr. Pattison abstained. <br />5) Barlo Plaza, north side of Lorain Rd., west of 30572 Lorain Road. <br />Proposal to construct retail building. (Referred by Planning Commission <br />June 11, 19$6) <br />Mr. Draeger, architect, and Mr, and Mrs. Hayden, the owners, explained <br />that the building will be korktan split face block on four sides, with <br />dark bronze metal framing, and a brown asphalt roof. Board agrees that <br />13' driveways were tight, however since there will be two drives, there <br />should not be a problem in an emergency situation, and suggested that <br />some signage could be installed to direct traffic. Board questioned if <br />signage planned on the mansard could be considered roof signs, which are
