ARCHITECTURAL BOARD OF REVIEW JUNE 18, 1986 PAGE 5 <br />not legal, and also agreed that this type sign is not attractive. Mr. <br />Hayden is willing to install a ground sign and, if necessary, install <br />small signs under the roof 1ine. Mr. Pattison suggested that ground <br />sign be installed at westerly end of parking area with a landscaped area <br />around it. This will allow for the required 7' set back. Dumpster is <br />not shown on p1an, but Mr. Draeger explained that it would be in the rear <br />and would not be visible and suggested that they might screen it with <br />landscaping. Board suggested that trash could be kept inside or else <br />the dumpster must be screened, not only for sight but to keep trash con- <br />tained in one area, Mr. Draeger advised that there were no storm sewers <br />in the area, and after consulting with the City Engineer, they are plan- <br />ning to install a french drain in the rear of the property which is not <br />to be developed. Board would like the area covered over with grass and <br />the developers will check this out with the City Engineer to see if that <br />would be workable. It has not been decided if there will be roof top <br />equipment, they may put the condenser on the ground. If it is on the <br />roof, Mr. Ebin want it screened in all directions. The architect is not <br />sure if elect'rical service will be brought into each unit or if a trans- <br />former will be used. Mr. Ebin would like the plans to be more complete. <br />D. Pattison moved to approve the plans with the following recommendations: <br />taking intb account that the green area west of the driveway be amended <br />to incorporate the ground sign with the 7' set back as per ordinance, that <br />no signage occur on the roofs; that mechanical equipment not occur on the <br />roof; or b.e resubmitted to this Board, if it is later decided that it will; <br />that trash either be contained within the building or be screened adjacent <br />to the building or in a parking space at the rear of the property, and <br />that this screening be both a visual screening from all directions, as <br />well as, containing wind blown trash; more over, we feel that the driveways <br />at 13' are tight but adequate in that there are two provided and that two <br />wi.11 always be provided even in the future expansion; and with the under- <br />standing that electric service is being brought to the building and to <br />the sign from underground, seconded by J. Britton, and unanimously approved. <br />II. OLD BUSINESS: (Continued at this point) <br />For the fourth time Mr. Ebin mentioned the ground sign on Plaza West <br />which still has overhead wires. A letter stating these would be placed <br />underground had been presented at the last meeting, however,wi`res have . <br />not been relocated. Mr. Ebin requests that the sign be disconnected <br />until this is accomplished. <br />Mrs. Case also complained about the debris behind this same shopping center <br />and mentioned that there is also a rusty pipe showing. The Building De- <br />partment will check on this. <br />Mr. Pattison is requesting that the Building Department have signs brought <br />upto code when sign faces are changed. <br />Mr. Pattison would like the building Department to check on the Ton.y.'s <br />Barber Shop addition, they are building right up to the property line.and <br />there are openings in the wa11 adjacent to tha.t line which is against the <br />code.
