s <br />ARCHITECTURAL BOARD OF REVIEW <br />APRIL 16, 1986 PAGE 5 <br />as a window trim; service doors wi1:1. be a dark brown: Mrs. Mahoney is <br />requesting a wooden fence (of the same type that Pizza Hut has and <br />Halleen truck lot will be putting in) on the rear property line for secur- <br />ity.and also for screening from car lights. There is a wire fence on <br />the rear property now. Mr. Salisbury explained that the original owners <br />have an easement to use ditch located on Mrs. Mahoney`s property. Mrs. <br />Mahoney has no record of such an easement on her deed. Mr. Salisbury <br />would like to delay any decision on the fence request and resolve it in <br />conjunction with the settlement of the easement issue, and stated that <br />their landscaping willsc.zeen all lights from her property. Mrs. Mahoney <br />stated that fence will have to be in the plans in order to be required. <br />Mr. Pattison suggested mounding (from 30" to 3') the landscape area in <br />order to increase screening and stated that within approximately 3 to <br />5 years will be a solid screen. Mr. Ebin believes that the wire fence <br />is sufficient for security and the landscape buffer is sufficient for <br />screening. Mr. Pattison and Mrs. Case agreed that a wood fence should <br />be installed. Planning Commission had questioned if one drive could be <br />installed instead of two. Mr. Pattison stated that he is more concerned <br />with the traffic ckrculating on the property and since these are one way <br />drives., he would prefer a drive across the front from one drive to <br />another. His concerns is that if drivers want to get back to the other <br />side of the parking lot they will drive onto Lorain Road, left of the <br />center line. Mr. Dingwell stated that they have not had this problem, <br />and this would eliminate a good deal of their front landscaping. The <br />Board requested that the Planning Commission study this. Mechanical <br />equipment will be screened by the mansard. D. Pattison moved that the <br />plans as submitted be approved relative to the b uilding and its material; <br />that the screening to the rear of the property be amended to include <br />approximately 3' mounding in addition to the landscaping as shown; and <br />that the rear most property line be fenced with a wood fence consistant - <br />with that of.the adjoining parcel as is the desire of the affected <br />resident; also would like to see the rear yard seeded rather than main- <br />tained as a field, seconded by M. Case. Roll call on motion: Pattison, <br />Case, and Britton, Yes. Mr. Ebin, No. Board discussed signs which are <br />the standard Kenny King signs. Pole sign will have a dark brown pole. <br />with undex'gratrid- wiring. Bui.lding and directiorial signs are also planned. <br />Temporary signs are shown in pictures. S. Ebin moved to approve the <br />signs as submitted with the provision that any temporary signs shall <br />conform to the City ordinances, seconded by M.
