Blessing), 25295 Lorain Road <br />Proposal to construct new self service gas station and mini mart (exisring <br />station will be demolished). (Heard by Planning Commission March 11, 1986) <br />Mr. Blessing of Standard Oil explained that the new facility will be Che <br />same materials as the station at Clague and Lorain Roads. Mr. Blessing has <br />not submitted a new landscape plan as suggested by Planning Commission with <br />an increased front landscaped area. Mr. Blessing questioned how much it should <br />be increased. The Board suggested he have it studied bq their landscaper and <br />make his own proposal to Planning Commission. Mr. Pattison questioned if all <br />four curb cuts are necessary, he would like the two curb cuts closest to the <br />corner eliminated. He does not believe that the traffic pattern at this <br />station will require four curb cuts. The Board also quesCioned if all the <br />signage conforms to code, there seems to be too many graphics, and they would <br />like the Building Commissioner to verify the sign area allowed. No mechanical <br />equipment is planned on ehe roof. S. Ebin moved to approve the plans as sub- <br />mitted providing that the signage proposed is within the ordinances, and that <br />the developer submit a revised landscaping plan to the Planning Commission, <br />seconded by D. Pattison, and unanimously approved. <br />7) L. K. Heating an.d and Cooling, Inc. (T. Woodman), 4891 Dover Center Rd. <br />Proposal to construct attached 12 story garage to existing office. <br />(Heard by Planning Commission March 11, 1986). <br />Mr. Woodman, architect, explained thaC this pole barn type garage addition <br />would maCch rhe existing building, a skylight will be installed (no windows <br />are planned); spot light will be installed on gable; color of doors has not <br />been decided but will probably be a brownish color; no mechanical equipment <br />will be installed on the roof. S. Ebin moved to approve plans as submitted, <br />seconded by D. Pattison, and unanimously approved. <br />8) Biskind Development Co. (K. Kekst), 4870 Great Northern Mall <br />Proposal to expand Great NorChern Mall on south side of property. <br />(Heard by Planning Commission March 11, 1986). <br />Mr. Nelson, of Biskind Development Co., explained that department store <br />may be added to the south elevation of this addition at a later date. This <br />addition will be consistene with design proposed for the Plaza South and the <br />outlot "C" buildings, and may eventually be carried out on the existing mall <br />(excluding the department stores), and plaza. Exterior walls will be dryvit <br />in light pastels, mainly blue and beige, with bright accent colors, truck <br />entrances will be screened; skylight is planned; decorative lights will be <br />installed on walls. Landscaping area on south is probably temporary and will <br />be 35 feeC of grass with some shrubs and a partial walkway; landscaping in <br />front of west elevation will be grass and trees with a walkway. Mr. Pattison <br />would like the walk way exCended on the south landscaped area. Mechanical <br />equipment will be placed on roof which slopes 7 feet to exisCing mall roof <br />and will be behind 4 foot parapeC. Mr. Nelson stated Chat top of units <br />could possibly be visible from the west and south, but you would have to <br />be anywhere from.300 feet t0 600 feet away (if department store is built it <br />would screen completely from the south). Units can be painted to match the <br />background to make them less noticeable. Mr. Ebin suggested raising the <br />heighC of the parapet. It was agreed that the Board would wait until units
