CITY OF NORTH OLMSTED BOARD OF ZONING APPEALS MINUTES - OCTOBER 1, 1986 Chairman Remmel called the'meeting to order at 7:30 p.m. Present: R. Bugala, R. Gomersall, B. Grace, J. Helon, and C. Remmel Also Present: Law Director M. Gareau and Clerk of Commissions B. Oring. Building Commissioner S. Spino arrived after meeting started. R. Bugala moved to accept the Minutes of September 3, 1986 as written, seconded by B. Grace, and unanimously approved. 1. Mr. and Mrs. Wm. Menefee, 6173 Wild Oak Dr. Request for variance (1133.13). Request 11' rear yard.variance for patio enclosure. Violation of.Ord. 62-33, Section 1163.01. (12' variance denied September 3, 1986). Chairman Remmel called all interested parties before the Board. The oafh was administered- to Mr. Menefee. This is a reduced variance and Mr. Grace stated that he had no p'roblem with it. C. Remmel moved to grant the vari- ance as requested, seconded bg R. Grace. Roll call on motion: Remmel, Grace, and Bugala, Yes. Mr. Gomersall and Mr. Helon, No, Motion passed. Variance granted. . 2. Alexander T. Muzie, 29'780 Broxbourne Rd,. Request for variance I133.13). Request 2771 sq. ft. variance for shed. Violation of Ord. 62-33, Section 1151.04-D. Chairman Remmel called all interested parties before the Board. The oath was administered to Mr. Muzie and neighbors, Mrs. and Mrs. Traczyk and Mrs. Risko who are opposed to the constructi.on. Mrs.. Traczyk stated that the shed is staked out on the property and it is 64' from the rear of her house. She claims that site plan is incorrect. Building Commissioner S'pino had sent a memo to the Board advising that property is zoned Residential., that if b uilding is used to house any animals, etc. it must be-200t away from_any residence and that it cannot be used for to store commercial or agricultural equipment or vehicles since there is no commercial agricultural zoning in North Olmsted. Mrs. Traczyk also pointed out that his former shed had burned down and that there is no fire protection for it. Law Director Gareau stated that the size of the shed was certainly a consideration and that location is not behind Mr. Muzie's house but behind the neighbors (lot is "L" shaped). He also pointed out that only one recreational vehicle is permitted by ordinance and Mr. Muzie's application stated that he had several such vehicles. Board agreed that shed is much too large. C. Remmel moved to grant the variance as requested, seconded by R. Gomersall. Roll call on motion: Remmel, Gomersall, Bugala, Grace, and Helon, No. Motion failed to pass. Variance denied. 3. Ronald C. Kasper, 28501 Willet Dr. Request for variance (1133.13). Request 10' rear yard variance for patio enclosure. Violation of Ord. 62-33, Section 1163.01.
