CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - OCTOBER 1, 1986 <br />Chairman Remmel called the'meeting to order at 7:30 p.m. <br />Present: R. Bugala, R. Gomersall, B. Grace, J. Helon, and C. Remmel <br />Also Present: Law Director M. Gareau and Clerk of Commissions B. Oring. <br />Building Commissioner S. Spino arrived after meeting started. <br />R. Bugala moved to accept the Minutes of September 3, 1986 as written, seconded <br />by B. Grace, and unanimously approved. <br />1. Mr. and Mrs. Wm. Menefee, 6173 Wild Oak Dr. <br />Request for variance (1133.13). Request 11' rear yard.variance for patio <br />enclosure. Violation of.Ord. 62-33, Section 1163.01. (12' variance denied <br />September 3, 1986). <br />Chairman Remmel called all interested parties before the Board. The oafh <br />was administered- to Mr. Menefee. This is a reduced variance and Mr. Grace <br />stated that he had no p'roblem with it. C. Remmel moved to grant the vari- <br />ance as requested, seconded bg R. Grace. Roll call on motion: Remmel, Grace, <br />and Bugala, Yes. Mr. Gomersall and Mr. Helon, No, Motion passed. Variance <br />granted. <br />. 2. Alexander T. Muzie, 29'780 Broxbourne Rd,. <br />Request for variance I133.13). Request 2771 sq. ft. variance for shed. <br />Violation of Ord. 62-33, Section 1151.04-D. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Muzie and neighbors, Mrs. and Mrs. Traczyk and Mrs. <br />Risko who are opposed to the constructi.on. Mrs.. Traczyk stated that the <br />shed is staked out on the property and it is 64' from the rear of her house. <br />She claims that site plan is incorrect. Building Commissioner S'pino had <br />sent a memo to the Board advising that property is zoned Residential., that <br />if b uilding is used to house any animals, etc. it must be-200t away from_any <br />residence and that it cannot be used for to store commercial or agricultural <br />equipment or vehicles since there is no commercial agricultural zoning in <br />North Olmsted. Mrs. Traczyk also pointed out that his former shed had burned <br />down and that there is no fire protection for it. Law Director Gareau stated <br />that the size of the shed was certainly a consideration and that location <br />is not behind Mr. Muzie's house but behind the neighbors (lot is "L" shaped). <br />He also pointed out that only one recreational vehicle is permitted by <br />ordinance and Mr. Muzie's application stated that he had several such vehicles. <br />Board agreed that shed is much too large. C. Remmel moved to grant the variance <br />as requested, seconded by R. Gomersall. Roll call on motion: Remmel, Gomersall, <br />Bugala, Grace, and Helon, No. Motion failed to pass. Variance denied. <br />3. Ronald C. Kasper, 28501 Willet Dr. Request for variance (1133.13). Request 10' rear yard variance for patio <br />enclosure. Violation of Ord. 62-33, Section 1163.01.
