This will be a$300,000 improvement and will in- <br />clude the atrium, interior alteration of the restaurant, and landscaping. <br />Addition will only extend about 3' beyond the present roof line. Mr. Remmel <br />stated there is room for expansion other than the front set back. The appel- <br />lant explained that an atrium to the side would face the side of the adja- <br />cent building, floor plan would not be efficient; and parking spaces would <br />be lost; and they might have to add parking in the front set back, thus elim- <br />inating landscaping. They offered to remove their non-conforming sign as a <br />condition of this variance and install a conforming one. C. Remmel moved to <br />grant the 15' front set back variance as requested, seconded by E. Graves. <br />Roll call on motion: Remmel, Graves, Bugala, and Gomersall, No. Motion <br />failed to pass. (Permiss3on <br />also required from Board of Building Code Appeals to build on a lot less <br />than 50' wide will be heard on May 22, 1986)-(Case continued from Board of <br />Zoning Appeals meeting of April lOth). <br />Chairman Remmel called all interested parties.before the Board. The oath <br />was administered to Mrs. Becka who explained that they owned house next door, <br />but this is a separately deeded lot. Board believes that this will be a <br />crowded lot, but the appellant must get approval from the Board of Building <br />Code Appeals to build on a lot less than 50' wide. R. Bugala moved to <br />approve the 3' total side yard variance for the construction of a new dwel- <br />ling on sublot 404 Decker Road for Tim and LIsa Becka based on the required <br />permission of the Board of Building Code Appeals, seconded by R. Gomersall, <br />and unanimously approved. Variance granted. <br />Tokyo Shapiro (Simon Sign Co.), 4670 Great Northern Blvd. <br />Request for vartance (1133.13). Request 21 sq. ft. variance for total sign <br />area to install conforming ground sign (one of the existing two wall signs <br />will be removed). Violation of Ord. 62-33, Section 1221.06 (Withdrawn from <br />meeting of April lOth). <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to P. Schuerger, sign contractor, Mr. Vernon and Mr. Knapp <br />of Tokyo Shapiro who advised that the lower wall sign on the building will <br />be removed. R..Bugala moved to grant the 21 sq. ft. variance based upon <br />the assumption that the existing_wall sign on the lower portion of the <br />building be removed, seconded by R.
