.
BOARD OF ZONING APPEALS MAY 7, 1986
PAGE 5
(especially if it is white) would not be compatible wi.th the neighborhood.
Mr. Whitehouse explained that there were no points-;fence would be cedar which
will gray naturally; that it would be in the rear yard (will have a 5" board
with a 3" space); and would be 17' off sidewalk. He wants the fence to line
up with an existing fence and needs it to shield family room from headlights.
Board agreed that a 16' length of a 6' privacy screen would solve the problem.
E. Graves moved to grant the variance, seconded by C. Remmel. Roll call on
motion: Graves, Remmel, Bugala, and Gomersall, Nay. Motion failed to pass.
Variance denied.
8. J. Kiefer, 3865 Canterbury Rd.
Request for variance (1133.13). Request 446 sq. ft. variance for garage
area to build detached garage. Violation of Ord. 62-33, Section 1151.04-C.
Chairman Remmel called all interested parties before the Board. The oath-was
administered to Mr. Kiefer who explained he needed garage for his 2 cars and
a motor home. Present garage will only accommodate one car. His lot has 3
acres and the existing barn will eventually be torn down. Board is concerned
that this could be turned into a commercial garage later on and what they are
requesting is actually a 4 car garage. They suggested that he return with a
reduced request w3th standard size garage doors. Mr. Whitehouse would like
to put motor home in garage. Board suggested a car port. R. Bugala moved
that the request for J. Kiefer, 3865 Canterbury Rd. be withdrawn, seconded by
E. Graves, and unanimously approved. Request with drawn.
9. Milton's North Coast Bistro, 26324 Lorain Rd.
Request for variance (1133,13). Request variance to use residential property
for parking lot. Violation of Ord. 62-33, Section 1151.01.
Chairman Remmel called all interested parties before the Board. The oath was
administered to Gus Georgalis, George Georgalis, the owners, T. Kondzer,
their attorney, and Mrs. Sappone, D. Lusardo, Mrs. Herly, Mrs. Woods, J. Juhas,
Mrs. Deemer, Mrs. Thomasma, and Mr. Hoyt. Mr. Kondzer explained that Mr.
Georgalis is requesting a variance to park cars on a vacant lot with a drive-
way onto Silverdale Road with a mounded landscape buffer adjacent to the resi-
dential area. Vacant lot is not wide enough:. to develop residentially. Neigh-
bors are opposed to another parking lot adjacent to their homes and stated
that a landscape buffer will not stop trash from blowing onto their property,
they need a barrier; property values have been decreased because they are
surrounded by parking lots; they do not want a dumpster closer to their homes.
Variance is for parking and dimmpster could not be placed on that property.
Mr. Georgalis will eliminate driveway onto Silverdale and install mounded
landscaping in that area. He presented a petition with signatures of his
customers who want more parking. Two customers spoke in favor of variance;
citing problems with parking, traffic exiting and entering, and stating that
Milton's was a familq restaurant and does not generate the trash that the
fast food restaurants do. Mr. Remmel stated that the Board is aware of the
need, hawever, to do this would require a rezoning, not a variance, and
should be heard by Planning Commission. Mr. Kondzer disagreed and stated
that such a variance could be granted. fle was advised to contact the Law
Director regarding any legal questions. C. Remmel moved to refer this to the
Planning Commission for their review and action, if it requires a variance
after they get through with it, it will come back here, they (the Planning
