BOARD OF ZONING APPEALS APRIL 10, 1986 PAGE 4 <br />Vice Chairman Graves called all interested parties before the Board. The <br />oath was administered to Mr. Cashin and Mr. Wagner, contractor. It was <br />pointed out that 1ot backs up to side yard of adjacent property and is not <br />close to another house. E. Graves moved to grant the request for a 12' <br />rear yard variance for a patio enclosure, seconded by J. Helon, and unani- <br />mously approved. Variance granted. <br />12. Child Life, 24100 Palm Drive <br />Request for variance (1133.13). Request permission to install sign at <br />different location-from business. Violation of Ord. 62-33, Section 1221.06A1 <br />Vice Chairman Graves called all interested parties before the Board. The <br />oath was administered to Ms. Scheiman and Mr. Malik, of Child Life. It was <br />explained that the day care center is on Palm Drive and is not visible from <br />Lorain Road and they need the sign for directional purposes. Sign is 3' by <br />3' and will--be-installed on the west wall of the VFW b uilding. Mr. Graves <br />questioned if_there was enough sign area.available to.install this sign. <br />This has been checked_out by the Building Department.-=Sign wi11 be pro- <br />fessionally made but they have no actucal-drawing of the sign. R. Bugala <br />moved to allow the yariance for the sign that is not located at the busizr? <br />ness site as long as- it is to- be 3-foot by 3 foot; non-illtmminated; and meets- - <br />a11 th.e building-x'egui.rements, and that_if or when they vacate the premises <br />that they are responsible to remove the sign,-seconded by E. Graves, and <br />unani;moulsy approved. Variance granted. <br />13. Elias. Bros. Restaurant, 26770 Lorain Rd. <br />Request for variance (1133.13). Request 15' front set back variance to con- <br />struct greenhouse addition. -Violation of Ord..62-33, Section 11:74.02.: - <br />(Variance previousiy---denied-January 2, 1985) . - <br />Request withdrawn by developer, will be heard at the May meeting. <br />8. Tokyo Shapiro_(Simon Sign Co.), 4670 Great Norther Blvd. <br />Request for variance (1133.13). Request 53 sq. ft. variance for total sign <br />area to install conforming ground sign. Violation of Ord. 62-33, Section <br />1221.06. <br />Mr. Schueger, sign contractor, was present and requested to be heard.at this <br />point. Vice Chairman Graves administered the oath to Mr. Schuerger and Mr. <br />Vexnon, the manager of the store. There is no other ground sign on the <br />? property, but their total sign area still exceeds the maximum allowed for <br />the building. There are two wall signs on the building and the Board agrees <br />that one of these should be removed, making this a request for a smaller var- <br />iance. The appellants agreed to withdraw the request and consider removing <br />the lower sign on the building. Request withdrawn. <br />The Building Commi.ssioner*had requested that the Board rule on the need <br />for a variance for a property belonging to Mr. Demaline, 24734 Chase Drive; <br />this is a corner lot and they have their 50' front set back and 25' side <br />yard as required, but there is no 50' rear yard. After some discussion, <br />E. Graves moved that the Board is recommending to the Building Commissioner <br />that the property at 24-734 Chase Drive is a non-conforming dwelling because <br />of the rear set back; which is on the west -side- of the property.; and that -=- <br />any addition requires a special permit, seconded by R. Bugala,-and unanimously <br />approved.
