?. <br />P ' <br />BOARD OF ZONING APPEALS <br />FEBRUARY 5, 1986 <br />would be required. Miss Lontor decided that a <br />Helon moved that the request for a 20 foot set <br />addition and also a 25' rear set back variance <br />Homes, 27500 Mill Road be granted, seconded by <br />Mr. Mural, who owns rental property to the eas <br />to view the plans. He had no objection to the <br />unanimously approved. Variances granted, <br />PAGE 3 <br />canopy was not necessary. J. <br />back variance for the front <br />for Olmsted Manor Nursing <br />E. Graves. At this point <br />t of the home,came forward <br />proposal. Motion was then <br />George's Kitchen, 27350 Lorain Rd. <br />Request for variance (1133.13). Request variance for 6 parking spaces less <br />than required. Violation of Ord. 62-33, Section 1212.02-R. (This variance <br />was recommended by the BZD Committee of Council). <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to'Mr. Ishakawa, architect, Mr. Olayas, real estate agent, <br />Mrs. Pasalis, owner, and Mr. Weinberger, attorney. Councilwoman Saringer, <br />Chairwoman of the BZD Committee advised the Board that the committee had <br />requested that the developer attempt to get a variance rather than instal- <br />ling a parking area in the front of the addition. They now show 73 spaces <br />which-mean that they are 6 spaces short. Board is concerned about the <br />spaces adjacent to driveway which could cause problems with cars pulling <br />out and interfering with incoming traffic. Board believes that a smaller <br />pa,rking space of 8z feet by 18 feet (9' by 20' are required) would be more <br />Satisfactory and they could eliminate these front spaces. Parking plan <br />-must lie submitted to the Building Department for approval. Mr. Ishakawa <br />asked if they reduce a11 the spaces and end up.with more spaces than they <br />need, could they i:ncrease the seating capacity. Variance will be granted <br />onl,y on the present seating capacity of 158 seats. R. Bugala moved to <br />grant a va,xiance to reduce parking lot lines to 8Z' by 18' on the premise <br />tha.t they will eliminate the two parking spaces on the south west corner <br />of the dxiveway and that we wi11 grant the remaining necessary variance to <br />-meet the parking requirements of 158 seats and that the redrawn plans must <br />be a,Pproved by the Building Commissioner, seconded by E. Graves, and unani- <br /><mously approved. 'Variance granted. <br />Spa.ce Age Industrial Desi:gno 30817 Bradley Rd. <br />(Continued fr-om beginning of meeting) <br />Law-Director Gareau advised that since no one from the Engineering Depart- <br />-ment is present9 they are not sure the map they saw is the official map. <br />This-map does show that the zoning line does bisect the property and the <br />rear portion is not zoned for industrial use. In view of these findings, <br />Chairman Remmel advised that this case would be continued until next month <br />in order to obtain the proper information. <br />In reference to case number two, Kiddie City, Mr. Kub of First Neon Signs <br />asked to be heard by the Board. He stated that he could remove the letters <br />from the background and apply them directly to the wall, thus reducing the <br />size of the sign. Mr Bugala again stated that he believed that any sign <br />must conform to the code requirements, and if this would make the sign meet <br />the code, a variance would not be required. Mr. Kub can resubmit a request <br />for a smaller variance at the next meeting. The meetin* was adjourned at 8:50 p.m. <br /> <br />? <br />rman <br />cording Secretary
