? . <br />PLANNING COMMISSION MARCH 11, 1996 PAGE 2 <br />use. Assistant Law Director Dubelko advised that Planning Commission <br />can require screening between two commercial properties. There is <br />approximately 80' of 6' fence planned along Mrs. Dahn's side property <br />line and since she is mainly interested in security, a 4' fence would <br />be sufficient.!-. This can be resolved at the next meeting after the <br />Architectural Board has made their recommendations. The developer <br />agreed to move the trees planned for the east/west property line to <br />the eastern property line and leave the fence that is currently on the <br />east/west line which will screen Mr. Elliotts rear yard. B. Gorris <br />moved to refer the.28900 Office Park proposal to the Architectural <br />Board of Review for their input, and would also like their input as to <br />the method of screening the eastern most border of the rear parking <br />area which borders along Mrs. Dahn's property; to forward this pro- <br />posal to the Safety Department for their review; to the Engineering <br />Department for their review; at the same time I would like Mr. Spino <br />and Mr. Dubelko to get together and let us._:know, for the future, if <br />this is one building or three buildings, and also I would like Mr. <br />Dubelko and Mr. Spino to take a look into the interpretation of <br />gross footage-and any reductions there to because of storage; and to <br />refer to the forester regarding the-trees, seconded by J. Wixted, <br />and unanimously approved. <br />2) Olmsted Manor Nursing Home, 27500 Mill Road <br />Proposal to construct additions to the front and rear of nursing home. <br />(Variance granted February 5, 1986). <br />Mr. Draeger, architect, and Ms. Lontor, owner, explained that no <br />additional beds would be added; additions to the front and rear will <br />be for physical and'occupational therapy areas, craft_-rooms,-and <br />offices; basement under additions will be for increased kitchen and <br />laundry facilites.. Front and rear set back variances have been granted. <br />Front drive will rt.or,- end in a cul-de-sac .and rear drive will be for <br />ambulance_-pick-up. Rear_paved area_will be_5_' to 7' off rear pro- <br />perty line, and adjacent property is backland owned by the North <br />Olmsted Baptist Church which faces Dover Center Rd. Mrs. Lontor ad- <br />vised that twenty employees will be added and there will be no more <br />than 25 employees on each shift. Sixty parking spaces are being pro- <br />vided and.Mr. Spino advised that parking is based on number of bed and <br />employees, and questioned if the Commission believed that parking is <br />adequate. Tf parking conforms to code, the Commission has no problem <br />with it, J. Wixted moved to refer the proposal to construct additions <br />to the front and rear of the Olmsted Manor nursing home, 27500 Mill Rd., <br />to the Architectural Board of Review for their input and review, and <br />a3:so to the Engineering Department; and to the Safety Department to <br />review the new traffic pattern that might be created by the cul-de-sac <br />and the new addition, seconded by T. Morgan, and unanimously approved. <br />5) L. K. Heating and Cooling, Inc., 4891 Dover Center Rd.(Heard at this point) <br />Proposal to construct attached 12 story garage to existing office. <br />Mz. Krejci, owner, explained--that- the attached -112 story garage (pole <br />barn construction) will be for storage of-materials and parking garage, <br />existing detached garage will be removed.= -New paving is-planned the <br />rear-and Mr. Krejci is aware that additional retention may be required.-
