Building Com- <br />missioner Spino stated that 12 parking spaces are required and only <br />6 are provided. Mr. Krejci plans to park 3 or 4 trucks in the garage. <br />Code requirements must be followed since building could be converted at <br />a later date and more spaces would be needed. Mr. Krejci can provide <br />the 12 outside spaces and will submit revised plans prior to the next <br />Planning Commission meeting. T. Morgan moved to forward_ the proposal <br />for the building addition to their present site at 4891 Dover Center <br />to the Architectural Board of Review, noting at the present time that <br />the existing site plan does not contain sufficient number of parking <br />spaces, and also to send to the Engineering Department to review the <br />drainage requirements and to the Safety Department, seconded by E. <br />Traczyk, and unanimously approvedm <br />3) The Standard Oil Co., 25295 Lorain Rd. (Heard at this point) <br />Proposal to construct new self service gas station and mini-mart (exist- <br />ing station will be demolished). <br />Mr. Blessing, of the Standard Oil Co, explained that the existing <br />station at Great Northern and Lorain will be demolished and a new self- <br />service staion with a 630 square foot building including a mini-mart <br />(similar to station at Clague and Lorain) would be constructed. Exist- <br />ing pole sign will remain, Southern most curb cut on Great Northern <br />will be widened; guard rail will be moved back, closer to retaining wall; <br />dumpster will be screened, Since the islands are being moved back, the <br />Co.mmission would like more green area in the front set back. Chairman <br />Burns questioned if retaining wall was of sufficient strength to sus- <br />tain the weight of a tanker. Commissioner Spino suggested that some <br />parking spaces, a maximum of four, be designated on the site, possibly <br />along the south property line. City Engineer Schaller requested that <br />Mr. Blessing contact his office to review the drainage on the site. T. <br />Morgan moved that the proposal to construct a self service gas station <br />and mini-mart at 25295 Lorain Rd. be sent along to the Architectural <br />Board of Review; to the Engineering Department for review of site plan <br />and draina,ge; and to the Safety Department for review of entrances and <br />egresses; and also that a landscaping plan also be provided which will <br />be reviewed with the Architectural Board; and that the engineer come <br />back with a study on the load bearing qualities for the retaining wall; <br />and also to the forester for review of the landscape plan, seconded by <br />J. Wixted, and unanilfiously approved. <br />4) Biskind Development Co., 4970 Great Northern Mall <br />Proposal to expand Great Northern Mall on south side of property <br />Mr. Nelson, of Biskind Development Co., explained that the addition is <br />for 50,000 sq: ft. retail store area (75,000 gross-building area) for <br />individual units and extends south from entry adjacent to Penny's De- <br />partment Store. Two hundred eighty nine parking spaces will be lost, <br />but parking analysis showed that with this expansion there would be a <br />surplus of 289 spaces for the mall. Mr. Gorris pointed out that 575 <br />parking spaces would be across two main drives and would be a dangerous <br />situation, especially when lot is full. Mr. Carlisle, also from Biskind,
