Gorris moved to approve the site plan for the 28900 <br />Office park building subject to the following: 1) that the driveway <br />which is shown as 24' be reduced to 22' and a 3' sidewalk be installed <br />in front of the proposed buildings abutting what would be the western <br />curb of the driveway of this parcel; 2) we realize that this existing <br />site plan calls for 80 parking spaces, we have been advised by the <br />Building Commissioner that 48 are acceptable to this development and <br />the developer has indicated that he would like to go with 50, we would <br />leave it up to•the BZD to determine the best layout for those 50 park- <br />ing spaces; 3) we would like to pass on the memo from the forester re- <br />lative to the trees and advise the BZD that while many of these trees <br />may be nice to save, it may not be practical to save them in lieu of <br />the fact of their relative proximity to the building; 4) I would like <br />the BZD, since the Architectural Board of Review refused to*do it, to <br />consider appropriate screening along the eastern most property in the <br />rear, that property which.is owned by Mrs. Dahn; 5) also on the eastern <br />property side, the part of the property that would ab ut the northem <br />most property of Mr. Elliott would be screened by a 6' board on board <br />fence and the trees_that were designed for that property line would be <br />moved to the eastern most property line of this property, seconded by <br />J. Wixted, and unanimously approved. Mr. Gorris would like to remind <br />the Architectural Board of Review that according to Section 1217.01 <br />that their purpose is to assist and advise Planning Commission so that <br />when the Commission make requests regarding a proposal, they expect <br />their advice on the matter.. Mr. Dubelko called the Commission's at- <br />tention to the March llth Minutes stating that he should confer with <br />Mr. Spino regarding whether -the proposed Office- Park should- be con-_- - <br />sidered one building or five-, and stated that he wanted the Commi.s- - <br />sion to be aware that he has not had the opportunity to confer with <br />Mr. Spino on this and that he had not seen the Commissioner's report <br />and could not offer an opinion as to the legality of his interpre- <br />tation. <br />2) The Standard Oil Co., 25295 Lorain Rd. <br />Proposal to construct new self service gas station and mini mart (ex- <br />isting station will be demolished). (Heard by Architectural Board of <br />Review March 19, 1986). ' <br />Mr. Blessing and Mr. Fillingim of Standard Oil Co. presented revised <br />plan showing additional landscaping; 4 parking spaces on rear line; <br />and dumpster enclosure. Some trees are shown in grass area between <br />them and the adjacent property; this area actually belongs to neighbor <br />but they are attempting to get the owner's p ermiss ion to install these <br />trees. In reference to the retaining wall, a report from Wellert <br />Corgoration was submitted stating that there were no records avail- <br />able on the construction of the wall, however, from their inspection <br />they did not believe that there would be a problem with it at this <br />time, and suggested an on-going visual inspection. Report will be <br />included in this file. The Safety Department suggested eliminating <br />the two drives closest to Lorain Rd. Developer has a problem with <br />this, especially in view of the fact that the station across the street <br />was permitted to keep all four entrances. The Commission pointed out <br />that eventually relocated SR 252 would be put in north of Great
