Although normally <br />the Commission approves the entire plan prior to a building permit <br />being issued, Mr. Dubelko advised that they can approve the expansion <br />plans if the developer can make a definite eommitment to return with <br />final parking and landscape plans. Mr. Spino stated that building <br />permit could be issued with a stipulation that final parking must still <br />be approved. The developer stated that the lender might not accept <br />such a stipulation, so it was agreed that any occupancy permit will be <br />held pending approval of parking, etc. Mr. Carlisle stated that they <br />would definitely return with final parking lot and landscape plans <br />(in the immediate area of the mall expansion) prior to requesting an <br />occupancy permit and will return, probably in a month or so with a <br />representative of Barton Ashman with preliminary plans. Mr. Gorris <br />stated there is no question that parking in this area meets code, <br />his main concern is pedestrian safety and he also has problems with <br />the pedestrian traffic from the strip to the mall (in the area of the <br />May Company). Mr. Carlisle agreed to submit.a letter proposing a <br />. schedule for addressing this area-and it will definitely be resolved <br />prior to occupancy probably within six months. B. Gorris moved to <br />approve the plans of the Great Northern Mall Expansion as submitted <br />and to authorize the issuance of a b uilding permit subject to BZD <br />and Council approval and further conditioned that no occupancy permit <br />will be issued until the developer returns to the Planning Commission <br />and resubmits traffic, parking, and final landscaping plans that are <br />accepted by Planning Commission, BZD, and Council, the parking area <br />is to be limited to- the area-beginning-west--of an imaginary line <br />heading---south from the eastern most section of Penny-'s building and <br />south of an imaginary line heading west from the northern most section <br />of the May Co. and bounded by the eastern wall of the Great Northern <br />Shopping Center, seconded by E. Traczyk, and unanimously approved. <br />5) Great Northern Coporate Center, north of 25000 Country Club Blvd. <br />Proposal to b.uild second office building, phase 2,, of master plan. <br />(Heard by the Architectural Board of Review March 19, 1986). <br />Mre Carlisle explained plans for atrium building which will be shaped <br />somewhat differently from the first building. Glass curtain wall <br />as shown on plans will probably be eliminated and banded wall contin=. <br />ued on this elevation. The Architectural Board had approved as sub- <br />mitted. The building conforms to the master plan. In response to <br />question raised at the last meeting, Mr. Carlisle stated that there <br />are no immediate plans to parcelize this property. J. Wixted moved <br />to approve the proposal to build the second office building, phase 2, <br />shown on the master plan, of the Great Northern Corporate Center, <br />25000 Cotmtry Club Blvd., as submitted and as approved by the Archi- <br />tectural Board of REview, seconded by J. Brown, and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />No items.
