PLANNING COMMISSION APRIL 8, 1986 PAGE 3
The architect will consider this. Building Commissioner Spino advised
that parking conforms to code, however, since signs extend over the roof
they may not be conforming and he will research this. It was pointed
out that Sparky Lane is a very congested-street; and this drive is
close to the Wendy's driveway (driveway is shown approximately 20' from
property line) and perhaps it should be eliminated. D. Woerple, speak-
ing as a resident, also suggested eliminating this entrance because of
the traffic conditions there. Mr. Spino suggested a rightturn exit only
on to Sparky Lanee E. Traczyk moved to refer the Fretters, Inc. at the
soutwest corner of Sparky Lane and Brookpark Rd. Ext., to the Architec-
tural Board of Review, to the Safety Department and Engineering with
strong emphases on possibly making the entrance on Sparky a right turn
only and with the suggestion that the developer also consider adding the
additional trees in the green area on the south property, seconded by
R. Bierman, and unanimously approved.
6) Med Center, 25757 Lorain Rd. -
Proposal-to construct an addition to the existing Med Center.
Mr. Hummer,.-representing the owner, the Ivy 24edical Group, explained
that the 24' by 60' addition would be added to the east side of the
existing one story medical center building and will be used for addi-
tional waiti.ng.: room area and a diagnostic facility. Mr. Hummer was
under the impression that they would be 10 parking spaces short, however,
Mr. Spino stated that 119 spaces are required and 128 are being provided.
Some neighbors were present and talked privately to the City Engineer
and did not speak b.efore.the Commission. T. Morgan_moved.that_the Med .._-
Center addition_at:25757:L6rain Road_be fozwarded -to the Architec'tural
Board_of.Review for their input-and to-the Safety_Department,-seconded°-•
by R. Bierman, and unanimously approved.
7) Kenny King Restaurant, south side of Lorain Road between McKenzie
and Decker Roads (27899 and 27915 Lorain Rd.
Proposal to construct a restaurant.
Chairman Burns announced that both the building proposal and the assem-
bly plat, listed under NEW DEVELOPMENTS AND SUBDIVISIONS would be heard
at this time. Mr. Salisbury, attorney for the developers, advised that
after the properties are assembled the frontage of the property would
be 148.06 feet (150' are required), and square footage of property
would exceed code requirements. The 2700 sq. ft. masonary building will
be 80' from Lorain Road with 38 parking spaces, drive thru facilities
are included and a green-area will be planted in the rear. Architecture
is consistant with the newer Kenny King buildings. Five pole lights
(high pressure sodium) are planned for the parking areas. Commission.
discussed the assembly proposal. Assistant Law Director Dubelko ad-
vised that no variance would be required to assemb le these 3 legally
non-conforming lots because the assembly will make a less non-conforming
lot. There was a question of easement for the drainage of the property
and Mr. Dubelko requested that the assembly plat be tabled so that he
can research the easement. J. Burns moved to table the assemb ly of
parcels 235-7 7, 235-7-25, and 235-7-29 unti°1 the next meeting at such--
