Building Commissioner Spino advised <br />that parking conforms to code, however, since signs extend over the roof <br />they may not be conforming and he will research this. It was pointed <br />out that Sparky Lane is a very congested-street; and this drive is <br />close to the Wendy's driveway (driveway is shown approximately 20' from <br />property line) and perhaps it should be eliminated. D. Woerple, speak- <br />ing as a resident, also suggested eliminating this entrance because of <br />the traffic conditions there. Mr. Spino suggested a rightturn exit only <br />on to Sparky Lanee E. Traczyk moved to refer the Fretters, Inc. at the <br />soutwest corner of Sparky Lane and Brookpark Rd. Ext., to the Architec- <br />tural Board of Review, to the Safety Department and Engineering with <br />strong emphases on possibly making the entrance on Sparky a right turn <br />only and with the suggestion that the developer also consider adding the <br />additional trees in the green area on the south property, seconded by <br />R. Bierman, and unanimously approved. <br />6) Med Center, 25757 Lorain Rd. - <br />Proposal-to construct an addition to the existing Med Center. <br />Mr. Hummer,.-representing the owner, the Ivy 24edical Group, explained <br />that the 24' by 60' addition would be added to the east side of the <br />existing one story medical center building and will be used for addi- <br />tional waiti.ng.: room area and a diagnostic facility. Mr. Hummer was <br />under the impression that they would be 10 parking spaces short, however, <br />Mr. Spino stated that 119 spaces are required and 128 are being provided. <br />Some neighbors were present and talked privately to the City Engineer <br />and did not speak b.efore.the Commission. Bierman, and unanimously approved. <br />7) Kenny King Restaurant, south side of Lorain Road between McKenzie <br />and Decker Roads (27899 and 27915 Lorain Rd. <br />Proposal to construct a restaurant. <br />Chairman Burns announced that both the building proposal and the assem- <br />bly plat, listed under NEW DEVELOPMENTS AND SUBDIVISIONS would be heard <br />at this time. Mr. Salisbury, attorney for the developers, advised that <br />after the properties are assembled the frontage of the property would <br />be 148.06 feet (150' are required), and square footage of property <br />would exceed code requirements. The 2700 sq. ft. masonary building will <br />be 80' from Lorain Road with 38 parking spaces, drive thru facilities <br />are included and a green-area will be planted in the rear. Architecture <br />is consistant with the newer Kenny King buildings. Five pole lights <br />(high pressure sodium) are planned for the parking areas. Commission. <br />discussed the assembly proposal. Assistant Law Director Dubelko ad- <br />vised that no variance would be required to assemb le these 3 legally <br />non-conforming lots because the assembly will make a less non-conforming <br />lot. There was a question of easement for the drainage of the property <br />and Mr. Dubelko requested that the assembly plat be tabled so that he <br />can research the easement. J.
