PLA2dNING COMMISSION JUNE 10, 1986 PAGE 3 <br />wall; refer this to the Engineering Department, and again, that they pay <br />attention to that so-called 3' retention wall in terms of how it might <br />affect the drainage on the adjacent property, also with respect to the set <br />back requirements that the Law Department raised concerning the retaining <br />wall; we also refer this to the Saf ety Department and ask that they pay <br />particular attention to the current location of the drive and what types <br />of traffic hazards that might create, and ask that they look at some <br />potential solutions or alternative driveway locations, if it does create <br />a hazard,-particularly moving the driveway to the westerly most point of <br />the property line on Lorain Road, also giving some consideration to moving <br />back the stop line at Great Northern and Lorain Road; and also that the <br />Building Department pay particular attention and review the parking re- <br />quirements and the proposed parking on this parcel, seconded by B. Gorris; <br />and unanimously approved. <br />2) North Olmsted Beverage, south side of Lorain Rd., two lots east of <br />Wedgewood Dr. <br />Proposal to construct beverage store with drive-thru facility and video <br />shop. (Disapproved by Architectural Board of Review May 21, 1986) <br />(Tabled by Planning Commission May 27, 1986). <br />Proposal was tabled at the last meeting, and had been disapproved by <br />the Architectural Review Board since no material samples or landscape <br />plan had been presented. Mr. Kaczmarczyk presented a revised site <br />plan with 21 parking spaces which will require 2 curb cuts, previous <br />plan had 19 spaces and only 1 cut would be required. Planning Commis- <br />sion had requested 1 curb cut be considered. Material samples and <br />landscape plan had been presented to Planning Commission at the last <br />meeting. Motion to approve had failed to pass. Mr. Kaczmarczyk_ad- <br />vised that an assembly plat is being prepared and will be presented <br />at the next meeting. Assistant Law Director Dubelko again expressed <br />his concerns regarding the Commission approving the proposal without <br />the approval of the Architectural Board,.since they are professionals <br />and an advisory body to the Planning Commission. The designer stated <br />that these are standard materials, and were listed on the plans. Com- <br />mission studied plans and material schedule. T. Morgan moved that <br />the proposal to build a beverage store, North Olmsted Beverage, on <br />the south side of Lorain Rd, be forwarded to the Architectural Board <br />'of Review, seconded by J. Wixted. Roll call on motion: Morgan, <br />Wixted, Bierman, Gorris, Traczyk, and Brown, Yes. Mr. Burns, No.. <br />Motion passed. . <br />? -. <br />3). Aetna Door Co., 31546. Lorain Rd. Proposal to construct building in Limited Industrial Area. <br />(Withdrawn from Planning Commission May 13, 1986) (Variance granted by <br />. Board of Zoning Appeals June 4, 1986). <br />Mr. Cancilla, the owner, advised that a variance had been granted from <br />the 50' buffer which is required by the code when Limited Indus.trial <br />property is adjacent to another district. He explained that the property <br />on the west was rezoned General Retail in 1974, all the other surround- <br />ing property is Limited Industrial. Two buildings are planned, they
