Mr. Carlisle, Biskind Development Co., <br />stated that loading areas are to be provided. The building will be <br />' stainless steel and glass; landscaped area will be adjacent to build- <br />ing and a 4'9" mesh screen will be installed to separate parking area <br />from building. This same type fencing will screen roof top equipment. <br />Two hundred parking spaces are being provided. J. Wixted moved to <br />refer the proposal for the Great idorthern Business Park located on the <br />south side of Country Club Blvd. to construct phase 1 to the Architec- <br />tural Board of Review for their review and input, the Engineering <br />Department, and also the Safety Department and the forester, seconded <br />by J. Brown, and unanimously approved. <br />6) -Great Northern Dodge Truck Lot, 26075 Lorain Rd. <br />Proposal to convert existing car wash to truck showroom. <br />Mr. Gillian, architect, explained proposal to conver.t McLeans Car Wash across <br />the street from existing showroom and lot, to sell and display light trucks <br />and -recreational vehicles; there will be no service work done at-this <br />site. Building will be removated, glass will r.eplace the overhead doors, <br />soffit will be installed and a 7' laridscaping strip will be added adjacent <br />to Lorain Road sidewalk; and a landscaping strip will be installed on the <br />Brookpark side of lot; and existing landscaping around the.building will <br />remain. Customer parking conforms to code. Five display parking spaces <br />are shown in fiont set back and truck parking is shown in rear 50' area <br />(adjacent to Brookpark Rd.). Variance would be required to display trucks <br />in front set back and because this is a through lot the storage of vehicles <br />in the rear 50' would-also be orohibited, but parking of customer cars ? <br />would be allowed. Rear storage area does not show number of parking <br />spaces for vehicles to be stored. Pole sign is indicated on Brookpark <br />frontage. The owner explained-that they had a pole sign on Lorain Road <br />across the street and wanted this one on Brookpark. There is nothing in the ordinance prohibiting. pole signs on the rear of pronerty. The only area <br />of..Brookpark, which has pole signs is at the intersection of Brookpark and <br />Great Northern Blvd. and Commission is concerned that this would be setting <br />a precedent and pole signs would be installed all along Brookpark Road. <br />Asst. Law Director Dubelko stated that since proposal must go to the <br />Board of Zoning Appeals, the Commission could pass along their concerns to <br />that Board and they could place conditions on any variance it might grant. <br />Commission decided not to send-on to-Architectural Review Board until after <br />Board of Zoning Appeals had heard'variance request since they could <br />possibly set restrictions that would change the plan. T. Morgan moved <br />to table the Great Northern Dodge Truck Lot proposal to convert an existing <br />car wash to a truck show room, should agplication be made to the Board of <br />Zoning Appeals to gain variance relative to vehicle display in the 50 foot set back <br />the Lorain and Brookpark frontages that Board of Zoning Appeals take into account <br />the fact that the Planning Commission has a concern relative to the pole sign <br />fronting on the Brookpark Road side and with the potential for the other <br />businesses to view this as an opportunity to also display signs at that point, <br />and also with the concern of the numb er of storage spaces that should be granted <br />relative to inventory vehicles, seconded by E. Traczyk, and unanimously <br />approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIOPdS: <br />None
