Mr. <br />Draeger requested that the proposal be withdrawn for verification of <br />the zone line and for possible revision of the proposal <br />3) Barlo Plaza, north side of Lorain Rd, west of 30572 Lorain Road. <br />Proposal to construct retail building. <br />Architect G. Draeger explained that Mr, and Mrs. Hayden, the owners, <br />would be using approximately 30% of the first building for their floor <br />covering business, the remainder will be leased; future expansion of <br />building and paving are shown on plan and will be constructed later. <br />There are two lots involved and an assembly plat is being prepared. <br />The rear portion of the property will be left undeveloped. Lighting <br />is planned under the canopy with the possibility of one leased pole <br />light in the front. Mr. Morgan questioned if 13' drive around the <br />building would be adequate for fire equipment. Condenser on roof will <br />be screened or painted to match the roof. Mr. Dobbins, representing <br />his brotlier, an adjacent neighbor, questioned if hedge or fence was <br />to be installed adjacent to his property on the west, if so he is <br />requesting that it be offset from the property line. He has had pro- <br />blems with a multi-flora hedge on rear property which is hazardous <br />because of large throns. Commission would like forester to check into <br />the hedge. Mr. Draeger stated that if the forester determines that <br />hedge is dangerous they will remove it. He questioned if fencing <br />would be required since property on either side is_ zoned General Re- <br />tail. Mr, Dobbins is not requesting a fence and none is shown on <br />plans. J. Wixted moved to refer the proposal to construct a retail <br />building known as the Barlo Plaza, north side of Lorain Road, west <br />of 30572 Lorain Road to the Architectural Board of Review; to the <br />Safety Department and ask that they pay particular attention to the <br />13' drivew:ays proposed on the easterly and westerly side of the build- <br />ing and see if-that may create any potential safety problems concerning <br />fire equipment, emergenc_y equipment; and to the Engineering Department; <br />and also to the forester to take a look at the so called hazardous <br />hedge on the back lot line to determine if the hedge does pose a <br />hazard and should be removed, seconded by J. Brown, and unanimously <br />approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) DiBenedetto Resubdivision, <br />Locati:on is the north side of Brookpark Road Extension at Dover Center <br />Road.. . <br />Proposal is to resubdivide the DiBenedetto Sub division (parcels 232-25-5, <br />6, and 54), approved in 1981 into three (3) sublots. (Tabled at meeting <br />of May*27, 1986) <br />Planning Commission had tabled proposal at the last meeting in order <br />to review the minutes from previous meetings. City Engineer Schaller <br />explained that 25 feet of property is to be assembled to sublot 1-A <br />which faces Dover Center Road and has a house on it. This lot does not <br />have conforming frontage for a corner lot in an "A" Residential District. <br />Two vacant parcels are to be subdivided from remainder of property
