PLANNING COMMISSION JUNE 24, 1986 PAGE 2 <br />Plans had been approved by the Architectural Board of Review as submitted. <br />Mr. Kaczmarczyk, representing the owner, stated that he has agreed to <br />place the roof fans behind the front gable. Safety Department had no <br />problem with plans as submitted. Twenty-one parking spaces are provided <br />and two curb cuts are required. R. Beirman moved to approve the revised <br />plans as submitted for North Olmsted Beverage, south side of Lorain Road, <br />two lots east of Wedgewood Drive subject to the recommendations of the <br />Architectural Board of Review and also the Engineering Department, seconded <br />by E. Traczyk9 and unanimously approved. (Motion to approve the assembly <br />plat for the two lots was made at this point see Section IV, item 2.) <br />3) Aetna Door Co., 31546 Lorain Rd. <br />Proposal to construct building in Limited Industrial Area. <br />(Variance granted by Board of Zoning Appeals, June 4, 1986)(Heard by <br />Architectural Board of Review June 18, 1986). <br />Chairman Burns advised that a variance had been granted to eliminate the <br />required buffer on the westerly property line.___The Architectural Board <br />had recommended that the metal panels on the ends of the building be en- <br />tirely brown and that if inechanical equipment is installed on the roof, <br />that screening plan must be submitted to that board. They had also sug- <br />gested-that mounding-and-berming be installed__in_the lawn area. Mr. <br />Cancilla, the owner, has no problems with the recommendations and stated <br />he will install some mounding in the landscaped area but has no plans as <br />yet. The Commission agreed that they had no problem with the brown and <br />beige panels on the ends of the building as shown on the color elevation. <br />The Safety Department had no problems with the proposal. The forester <br />reported that he had viewed the site but was unable to determine where the <br />property lines were and would like to meet with the developer. Mr. Wendell, <br />the forester, was present and advised that there would seem to be some <br />trees which could be saved. No landscaping plan showing the existing <br />trees had been submitted. Assistant Law Director Dubelko stated that <br />proposal should not be approved until such a plan is submitted. It was <br />agreed to fonaard proposal to the BZD with the condition that the forester <br />meet with the developer prior to the BZD meeting. T. Morgan moved to ap- <br />prove the proposal to construct a building in the Limited Industrial Area, <br />known as Aetna Door Company,31546 Lorain Rd., be approved as submitted <br />with the recommendations of the Architectural Board of Review taking ex- <br />ception with the one recommendation relative to the end walls being com- <br />pletely brown, Planning Commission feels that the walls should be of the <br />same color as the original rendering as presented by the developer, and <br />that the forester review the site and the landscaping and present his con- <br />clusions to the BZD at their next meeting, seconded by R. Bierman, and <br />unani:msouly approved. <br />4) Barlo Plaza, north side of Lorain Rd., west of 30572 Lorain-Rd. <br />Proposal to construct retail building. (Heard by Architectural Board of <br />Review June 18, 1986). <br />Architect G. Draeger presented revised plans which reflect the recommenda- <br />tions of the Architectural Board of Review: dumpster location is screened, <br />ground sign_is located at the west edge of property, and he also stated <br />that there will be no building signs I on the mansard. The Safety Department <br />had no objections to the proposal, but questioned the handicapped space on <br />the north side of the building. This space will be used by the owner.
