PLANNING COMMISSION JULY 8, 1986 PAGE 3 <br />4) Great Northern Dodge Truck Lot, 26075 Lorain Rd. <br />Proposal to convert existing car wash to truck showroom. (Variances <br />granted July 2, 1986). <br />Mr. Gilliland, architect, presented a colored site plan which reflects <br />the conditions of the variance granted by the Board of Zoning Appeals. <br />In the rear 50 foot set back (adjacent to Brookpark Road), they are per- <br />mitted to display 3 vehicles on pods, but they must be placed behind <br />the 17' landscaped buffer; display of vehicles in the front was limited <br />to six. No pole sign is permitted on the Brookpark, side of lof. Mr. <br />Gilliland advised that no public address system-is planned and no service <br />work will be done at this location. Mr. Gorris questioned why the Board <br />of Zoning Appeals did not address the number of trucks to be stored on <br />the property. Mr. Morgan stated that if the Commission had wanted to <br />limit the number of vehicles which could be stored, _they shouldhavetm3de <br />a definite stipulation- when -the proposal was referred: _Commission agreed <br />that the pods were a_good idea.__Mr. Gilliland stated that -the storage is <br />limited by the space available especially since there are 50' setbacks on <br />the 1ot. The building will be altered and will be similar to the building <br />on the dealership across the street. R. Bierman moved to refer the Great <br />Northern Dodge Truck Lot,_26075 Lorain Road; proposal to convert-existing <br />car wash to truck showroom to the Architectural Board of Review, and to <br />the'Safety Department regarding security on the lot and congestion of <br />vehicles on the property, seconded by E. Traczyk, and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Stan -Branovacki-Subdivision - -- - <br />Proposal is to divide Permanent parcel #232-20-5 into two sublots. Parcel <br />is located on the west side of Dover Center Road, north of Brookpark Ext. <br />Mr. Branovacki explained that there is a house on sublot 2 and sublot 1 is <br />vacant. He would.like to build a new house on the vacant lot and upgrade <br />the house on sublot 2 and sell it. This is an "A" residential district. <br />Lots have 761 frontage (80' required) with 10,260 square feet (13,200 square <br />feet required). Since these are non-conforming lots, subdivision would have <br />to he referred to the Board of Zoning Appeals for a variance. Commission <br />has problem with creating two non-conforming lots. Mr. Branovacki could <br />subdivide so that one lot has the 80' frontage and one would be 72'. Pro- <br />posal was explained;to Mr. Drellishak, a neighbor, who stated that the <br />house was probably 100 years old and there were not a lot of possibilities <br />for updating, he has no objection to building a new house. Mr. Gorris <br />suggested-razing the house and building one house on the lot. Mr. <br />Br.anovacki believes that the cost would be prohibitive. Mr. Gorris stated <br />that the square footage of these lots are less than that required in the <br />"B" and "C" districts. J. Wixted moved to refer the Stan Branovacki Sub- <br />division proposal to divide Permanent Parcel #232-20-5 into two sublots.to <br />the Board of Zoning Appeals with the recommendation that they deny the <br />proposal, seconded by T. Morgan, and unanimously approved. <br />2) Telt Construction Assembly and Subdivision <br />Proposal is_to realign parcels 234-22-15 and 234-22-16 and create two sub- <br />Iots fronting on Hastings Drive. Parcels are located west and north of <br />Hastings Drive, east of Somerset Drive. .
