PLANNING COMMiSSTON JULY 220 1986 PAGE 6 <br />2) Cobler Rezoning Request <br />The proposal is to rezone permanent parcel 232-20-16, located on the <br />west side of Dover Center Road, south of Brookpark Extension, to <br />General Retail Business Zoning. Presently, the parcel is zoned Single <br />Residence ."A". <br />City Engineer Schaller explained the property is practica-Ily surrounded by <br />General Retail on two sides and the church on the north and the rear. Lot <br />only has 80' frontage and 16,000 square foot area and would not conform <br />in size to the General Retail requirements. Chairman Burns agreed with <br />Mrs. Cobbler that lot was isolated from other residential property, however, <br />the Commission had problems with creating a non-conforming retail lot. J. <br />Brown moved to disapprove the Cobbler rezoning request to rezone permanent <br />parcel 232-20-16 located on the west side of Dover Center Road, south of <br />Brookpark Extension, to General Retail due to the fact that the lot would <br />be non-conforming, seconded by B. Gorris, and unanimously approved. <br />3) Kiser Lot Split <br />The proposal is to divide permanent parcel 235-25-11 into two sublots. <br />The property is located on the west side of Canterbury Road, south of <br />Butternut Ridge Road. Parcel 1 will become part of Pebblebrook Sub- <br />division and parcel 2, will contain the existing residence. <br />Mr. Schaller explained that parcel 1 will become part of the previously <br />approved Pebbleb=ook Subdivision. Both lots conform to the zoning codes <br />and the house would appear to be 5' from the lot line and thus conforming. <br />R. Bierman moved to approve the proposal to divide permanent parcel 235- <br />25-11 located on the west side of Canterbury Road, south of Butternut <br />Ridge into two parcels, parcel 1 and parcel 2, and subject to the con- <br />dition that the residence on parcel 2 be 5' from the lot line, seconded <br />by E. Traczyk, and unanimously approved. <br />4) Great Northern Plaza South Expansion (Parcel "DX" - Sanitary sewer <br />easements. <br />The proposal is to vacate a portion of the existing sanitary sewer <br />easement encompassing the portion of a city sewer to be abandoned and <br />accepting a new easement encompassing a relocated portion of the same <br />sewer. All utility relocation work is in conformity with plans previously <br />approved. <br />Mr. Schaller explained that a portion of the easement will be vacated and <br />a new easement.is to be granted. This is for the expansion of the shopping <br />center. B. Gorris moved to approve the Great Northern Plaza South, DX, <br />sanitary sewer easement, it is our understanding that this is in full con- <br />currence witfi the Engineering Department of the City of North Olmsted, <br />seconded by E.
